Job summary

CCI INC in the Los Angeles area seeks a Maintenance Supervisor to oversee maintenance and repair of the community's buildings, grounds, and systems under the direction of the Property Manager.

You will lead and mentor the onsite maintenance team, coordinate preventative maintenance, ensure safety and compliance, and work with vendors to maintain property reliability and resident satisfaction.

Qualifications

  • 5+ years’ experience in property maintenance.
  • 1+ years’ experience managing people.
  • Experience with HVAC, electrical, and plumbing.
  • Familiarity with Yardi and MS Office 365.

About You:

As a Maintenance Supervisor at one of CCI’s high‑rise buildings, you will be personally responsible for the maintenance and repair of all buildings, grounds, equipment, systems, facilities and amenities at the community. Working under the direction of the Property Manager, you will provide technical expertise and mentorship to one or more on‑site maintenance Teammates. You will carry out planned and preventative maintenance, preserving the structural integrity of the building, and its equipment, systems and facilities.

What will you be doing?

Key Responsibilities: Oversee and ensure maintenance and repair of all equipment, buildings and grounds of the facility as scheduled, to preserve structural integrity, the safety and wellbeing of our residents, and maintain overall curb appeal.

Leadership and Mentorship: Lead by example, demonstrating commitment to CCI’s goals and values. Train and supervise the maintenance team, build strong relationships with stakeholders, and enhance CCI's reputation. Foster a culture of responsibility within property maintenance, aligning roles with strategic goals. Attract, onboard, and support the maintenance team to achieve their full potential.

Property Performance: Ensure peak maintenance performance by achieving fast unit turns, satisfied residents, timely and quality work orders, compliance with laws and inspection standards, safe and comfortable homes, and adherence to budgets. Use CCI’s policies to set and inspect performance standards. Manage contractors and vendors to meet property needs, ensure work quality, and maintain property systems. Apply skills in various maintenance areas, perform daily inspections of common areas, and maintain inventory of supplies.

High‑Rise Maintenance Duties: Maintain and troubleshoot complex HVAC systems, ensure consistent water pressure and drainage, conduct regular inspections of crucial components, manage electrical equipment, fire safety systems, and mechanical equipment, including associated service contracts.

Health & Safety: Immediately communicate health and safety concerns or violations to management and take prompt action to resolve or mitigate risks. Respond to emergencies to safeguard residents and assets. Ensure all vendors and teammates use proper safety equipment and follow job‑related safety regulations. Participate in after‑hours emergency protocols.

Customer Service & Service Standards: Take personal responsibility for clear, efficient, and timely communication with residents, vendors, teammates, and colleagues in other departments. Address maintenance complaints, grievances, legal claims, and regulatory notices promptly, providing detailed updates to senior management on progress against required actions.

Budgeting & Financial Management: Collaborate with your Property Manager to oversee all maintenance and repair expenses within budget, seeking opportunities for cost savings and operational efficiencies without compromising property upkeep. Additionally, work with your Property Manager to identify capital improvement needs in advance of each annual budget cycle, coordinating with Regional Management to obtain bids and explore effective solutions for addressing property requirements.

Program Compliance: Collaborate with your Property Manager, the in‑house Compliance Department, and National Maintenance to ensure compliance with various Federal, State, local, and lender requirements. This includes fulfilling HUD inspection requirements such as REAC/NSPIRE, as well as adhering to State agency (LIHTC) and lender inspections, along with refinance requirements like Property Capital Needs Assessment work.

Other Requirements: Embrace company technology by maximizing the utilization of Yardi Maintenance Mobile. Utilize provided IT equipment for tasks such as tracking daily hours, managing assets, ordering supplies, and completing inspections and work orders. Apply property construction and maintenance techniques, utilizing both power and hand tools for repairs, maintenance, and renovations. Additionally, perform any other assigned duties as necessary.

Additionally, we'd like to hear from you if you have:
  • 5+ years’ experience in Property maintenance (including HVAC, electrical, and plumbing proficiency) 1+ years’ experience managing people
  • 1+ years’ experience with standard real estate software (Yardi, Microsoft Office 365 preferred)
  • Experience with affordable housing programs (Project‑based Section 8, Section 202, LIHTC) preferred but not required High School Diploma or equivalent experience
  • Industry certification such as HVAC, CAMT, CMRP, PMP (or similar) from EPA, BOMA, MHCM, or PMI preferred
  • A valid and current driver’s license is required for this position.
  • Experience working in a high‑rise or multi‑story residential community, including building systems, preventive maintenance, and coordinating repairs, is preferred.
