Job summary

Coastal Ridge Real Estate seeks a Maintenance Supervisor to oversee our Lexington property’s facilities. You will lead the maintenance team, train staff, and manage work orders, vendor contracts, and preventive maintenance programs. The role is field-heavy (about 75% time) and reports to the Property Manager.

We require EPA Type I/II, CPO or ability to obtain, and 30-mile radius residency. On-call duties and a competitive wage with bonuses and commissions are included.

Qualifications

• Experience in student housing or multi-family maintenance is required.
• Prior supervisory experience preferred.
• EPA Certification (Type I and II) required.
• CPO Certification required or must obtain within 6 months if property has a pool.
• Must be able to lift up to 50 lbs and work from a ladder.
• Must live within 30 miles of the assigned property and have reliable transportation.

Responsibilities

• Lead the maintenance team with training, motivation, and development to meet daily tasks and goals.
• Prioritize and quality-check work orders, monitoring daily completion.
• Supervise high-level trades (HVAC, electrical, plumbing, carpentry) and handle urgent issues.
• Obtain vendor quotes and oversee vendor work for best pricing and timely completion.
• Manage unit turnover and make-readies for new residents.
• Execute the preventative maintenance plan to preserve curb appeal and property integrity.
• Assist in maintenance budget development and inventory control.
• Coordinate projects with Facilities on construction and rehab work, including planning and bidding.
• Ensure clean, organized work areas and participate in on-call emergencies.
• Perform other duties as assigned.

Job description

As a Maintenance Supervisor, you’ll oversee the facilities at your assigned property to ensure that exceptional service is being delivered to all residents through quality maintenance practices. You’ll also serve as a leader in our organization, working alongside the Property Manager, in championing the Coastal culture and ensuring maintenance associates have the tools, resources and direction to be engaged and successful. You will also spend approximately 75% of your time in the field performing maintenance related tasks.This is a full-time, position reporting to the Property Manager. This role offers a competitive wage, quarterly bonus, renewal commissions, and on-call pay.

What You’ll Own:

• Oversee and lead the maintenance team, including effective training, motivation, and development of team members to ensure daily tasks and larger goals are achieved.
• Prioritize, assign, and provide quality control of work orders performed by maintenance team members, which includes monitoring and participating in the daily completion of work orders.
• Knowledge of and ability to supervise and/or perform high-level, technically proficient, and urgent/sensitive work orders, including but not limited to: HVAC, electrical, plumbing, general carpentry, and items with larger legal implications.
• Obtain contracts and proposals from vendors and negotiate for best pricing; schedule and oversee completion of vendor work.
• Manage and execute the turnover of units and make-readies for new residents.
• Execute the property’s preventative maintenance plan to maintain curb appeal and physical integrity of the overall property.
• Assist in the development, implementation and management of the maintenance budget; manage parts inventory and control costs to maintain budget.
• As needed, assist our Facilities team in the coordination all construction and rehabilitation projects including planning, vendor engagement and bidding, progress inspections, timeline and scheduling, and approval of completed projects.
• Responsible for overall organization and cleanliness of work areas and maintenance shops.
• Participate in on call emergency duties.
• Other duties as directed and assigned.

What You Bring:

• High school degree or equivalent required, bachelor’s degree preferred.
• At least 2 years’ experience in a student housing, conventional multi-family apartment maintenance field required.
• Previous supervisory experience strongly preferred.
• EPA Certification (Type I and II) required.
• CPO (Certified Pool Operator) certification required or ability to obtain at properties with a pool within the first 6 months of employment.
• Must be able to frequently walk and occasionally stoop, kneel, crouch or crawl. Must be able to lift/move loads up to 50lbs as well as use a ladder.
• Must live within 30 miles of the assigned property and have reliable transportation to participate in on-call duties.
