Job summary

AMLI Lakeline in Austin, TX is seeking a Maintenance Supervisor to lead the maintenance team and oversee repairs, preventative maintenance, and vendor coordination to ensure high-quality living spaces for residents. You will supervise daily operations, handle HVAC/plumbing/electrical tasks, manage pool maintenance, and support budgeting, scheduling, and training while upholding AMLI safety standards.

This on-site role includes a housing allowance, bonus opportunity, and comprehensive benefits;

Qualifications

• 3–5 years of apartment maintenance experience.
• 2+ years of supervisory experience preferred.
• HVAC/EPA Certification (Type I & II or Universal).

Responsibilities

• Supervise daily maintenance operations and vendor work with the Community Manager.
• Lead and assist troubleshooting and repairs (HVAC, plumbing, electrical, appliances, carpentry, drywall).
• Ensure all preventative maintenance programs (pool, lighting, filters, inspections) are completed.
• Oversee service requests and make-ready units to meet deadlines.
• Maintain curb appeal and property standards.
• Manage inventory, supplies, and vendor invoices.
• Assist with budgeting, expense control, and capital projects.
• Train and develop maintenance staff and support scheduling.
• Enforce OSHA standards and AMLI policies.
• Conduct weekly property walks and participate in on-call rotation.

AMLI Residential is hiring a Maintenance Supervisor at AMLI Lakeline located in northwest Austin. In this role, you’ll lead the maintenance team and oversee all aspects of property upkeep, repairs, and preventative maintenance to deliver a high-quality living experience for residents.

What You’ll Do

• Supervise and coordinate daily maintenance operations and vendor work alongside the Community Manager
• Lead and support the team with troubleshooting and repairs (HVAC, plumbing, electrical, appliances, carpentry, drywall, etc.)
• Ensure completion of all preventative maintenance programs (pool, lighting, filters, inspections)
• Oversee service requests and make-ready units to meet deadlines
• Maintain strong curb appeal and overall property standards
• Manage inventory, supplies, and vendor invoices
• Assist with budgeting, expense control, and capital projects
• Train, coach, and develop maintenance staff; support hiring and scheduling
• Enforce OSHA safety standards and AMLI policies
• Conduct regular inspections, including weekly property walks
• Participate in on-call rotation and support after-hours maintenance needs

What We’re Looking For

• 3–5 years of apartment maintenance experience
• 2+ years of supervisory experience preferred
• HVAC/EPA Certification (Type I & II or Universal)
• Strong leadership, organization, and problem-solving skills
• Ability to work weekends and participate in an on-call rotation
