Position Summary:

The Maintenance Supervisor for Kansas City Public Schools is responsible for the effective operation and maintenance of all building equipment and systems, including electrical, plumbing, boilers, and climate control systems, at assigned locations. This role involves supervising maintenance, grounds, and custodial staff, directing major repairs and renovations, and ensuring that all facilities are maintained to provide an atmosphere conducive to teaching and learning. The Supervisor is also responsible for responding to emergency calls and maintaining adherence to safety and operational standards.

What You’ll Be Doing: (Responsibilities)

  • Team Supervision & Management:
    • Supervise the activities of assigned maintenance, grounds, and custodial staff, including evaluations, recommended disciplinary actions, and recommended terminations.
    • Direct the performance of major repairs, renovations, and alterations.
  • Maintenance Operations & Scheduling:
    • Schedule preventive and breakdown maintenance as appropriate, following up to assure that work is completed and maintaining records of maintenance completed.
    • Assure that buildings and equipment are secure and that equipment rooms are maintained according to proper housekeeping and safety standards on a daily basis.
    • Order supplies and equipment needed to maintain the assigned areas, assuring that purchases are made within the appropriate budget and category, requisitions and check requests are coded properly, and all district purchasing procedures are followed.
    • Operate the plant in accordance with established energy conservation standards, coordinating hours of plant operation with building occupancy to maintain a safe and comfortable environment, yet conserve energy where possible.
    • Order materials and coordinate work by reading architectural, structural, mechanical, and electrical drawings.
    • Assure that the district buildings and grounds are cleaned and maintained properly.
    • Assure that district vehicles are maintained properly.
    • Respond to miscellaneous work requests from building occupants.
  • Emergency Response:
    • Respond to alarm calls, taking appropriate corrective action, and reporting significant problems.
    • Respond to emergency calls after hours by assigning a maintenance employee to the scene and/or personally assuring that the problem is resolved.
    • Respond to emergency weather conditions such as snow and ice in a timely manner by assembling available personnel, supervising removal operations, and operating equipment as necessary.
    • Ability to respond to emergency maintenance calls after working hours as necessary.
  • Other Duties:
    • Perform other related duties and responsibilities as assigned.

To Be Successful at This Job, You'll Need To: (Qualifications)
  • High school diploma/GED.
  • Combination of education, training, and experience (equal to journeyman status in a construction/maintenance trade such as electrical, carpentry, plumbing, or HVAC) equal to six (6) years.
  • Knowledge of pneumatic and digital controls for HVAC systems, installation and repairing of electrical systems, plumbing systems, and boiler operations and controls.
  • Knowledge of commercial building remodeling, carpeting, and cabinet making.
  • Ability to perform preventive maintenance on physical facilities equipment.
  • Ability to read architectural, structural, electrical, and mechanical drawings.
  • Ability to respond to emergencies quickly, including during non-scheduled hours.
  • Ability to establish and maintain cooperative working relationships with administrators, staff, faculty, and students.
  • Ability to supervise maintenance and grounds staff.
  • Must possess a valid driver’s license and an acceptable driving record prior to driving on district business.
  • Standard building electrical, mechanical, and climate-control equipment and related tools.
  • Ability to use computer software for HVAC Controls and work order systems.
  • Operate computerized Energy Management Systems.
  • Apply principles of logical thinking to define problems, collect data, establish facts, and draw valid conclusions.
  • Interpret an extensive variety of technical instructions.
  • Read and interpret mechanical, electrical, and structural drawings of building systems.
  • Diagnose building system problems quickly and determine the best solutions from alternative methods and procedures.
  • Comprehend and express the English language, both reading and writing, at the level normally attained with a high school diploma.
  • Exchange ideas, information, and opinions effectively with others to formulate policies and programs and/or arrive jointly at decisions, conclusions, or solutions.
  • Communicate effectively in spoken English with coworkers and building occupants in person and by telephone.
  • Perceive alerting signals such as alarms, pagers, and telephones.

Physical Demands: This job requires that the employee be able to: stand and/or work on feet for up to two hours; ability to bend, stoop, kneel, crouch, crawl on hands and knees, reach in all directions, grip wrenches and grasp small items such as screws and equipment parts, and perform repetitive motions to adjust and repair equipment. Must have two-handed manual dexterity involved in operating and assisting in performing preventive and breakdown maintenance on building electrical and mechanical systems.

Must be able to frequently lift up to fifty (50) pounds and carry or push a cart with tools and equipment weighing seventy-five (75) pounds. Visual ability requires mono and color vision, close vision, distance vision, depth perception, and ability to adjust focus. Must be able to discern visual depth relationships, both close and long range, discriminate size, shape, temperature, color, and/or texture of objects and detect odors daily. Perceive environmental alerting sounds such as pagers and alarms.

Terms of Employment : Length of work year: In person; 12 months, 7.5 hours per day/ 5 days per week; 260 work days.
