Job summary

Southwood Realty Company seeks a Maintenance Supervisor at Palisades of Jacksonville, NC to oversee property upkeep and operations. You will train staff, schedule and supervise work, ensure safety compliance, and respond promptly to service requests to keep buildings and grounds in optimal condition.

Responsibilities include preventative maintenance, log tracking for replacements, MSDS maintenance, and equipment upkeep. The role requires leadership and hands-on problem solving on a 24/7 basis.

Qualifications

• High school diploma or equivalent preferred.
• EPA Certification earned.
• CPO Certification earned.
• CAMT preferred.
• Constant need to perform standing and walking activities; may lift up to 75 lbs.

Responsibilities

• Train service, housekeeping/custodial and grounds staff.
• Schedule and supervise in-house or vendor work.
• Ensure OSHA standards and safety policies are followed.
• Provide 24-hour response to service requests.
• Schedule and perform preventative maintenance.
• Maintain replacement log for carpet, vinyl, appliances and equipment.
• Maintain MSDS sheets and records.
• Handle lockouts after evictions.
• Oversee all vehicles and property machinery maintenance.
• Analyze and resolve work problems or assist workers.

Job Summary:

Maintain efficient operation and upkeep of the property buildings and grounds in a supervisory role.

Summary of Duties and Responsibilities:

• Responsible for the subsequent training of all service, housekeeping/custodial or grounds personnel
• Schedules and supervises all in-house and/or vendor work
• Insures OSHA (Occupational Safety & Health Act) standards and company safety policies are complied with at all times
• 24-hour response time to service requests
• Responsible for scheduling and performing preventative maintenance
• Responsible for maintaining a replacement log that tracks the replacement of carpet, vinyl, appliances, condensing units, etc.
• Responsible for maintaining MSDS sheets
• Responsible for handling all lock outs as a result of evictions
• Maintains all autos, golf carts, tractors, and all other machinery owned by the property
• Analyzes and resolves work problems or assists workers in solving work problems
