Responsibilities
- Plan, schedule, and supervise maintenance staff activities including repairs, installations, service requests, and groundskeeping.
- Hire, train, and develop maintenance staff, ensuring adherence to policies and safety practices.
- Conduct safety inspections, correct unsafe practices, and train staff on safety procedures and chemical handling.
- Participate in department and community meetings, lead safety and staff meetings.
- Coordinate with vendors and contractors for maintenance and repairs.
- Manage departmental budget, ensuring projects stay within financial guidelines.
- Prepare project specifications, solicit bids, and inspect vendor work for quality and compliance.
- Order supplies and materials efficiently, maintaining inventory levels.
- Ensure timely completion of service requests and maintenance projects according to quality standards.
- Use Yardi Mobile to update service requests and track work progress.
- Troubleshoot and train staff on trades such as electrical, plumbing, HVAC, and carpentry.
- Maintain safety standards, ensure OSHA compliance, and promote a safe working environment.
Qualifications
- Minimum of 5 years’ maintenance experience, property management experience preferred.
- Proven leadership skills with the ability to supervise large teams.
- Strong knowledge in electrical, carpentry, plumbing, HVAC, painting, and appliance repair.
- Preferred certifications in HVAC and EPA.
- Excellent communication skills for interaction with management, vendors, and residents.
- Ability to operate small tools and machinery, basic electrical and carpentry skills.
- Basic computer skills, familiarity with mobile devices and PCs.
- Valid license may be required.
- Availability for on-call, emergency work, and off-hours as needed.
- Ability to lift up to 50 lbs.
