Job summary

Riverstone Communities is seeking a Maintenance Supervisor for its Franklin Estates Mobile Home Park to lead a maintenance team, manage budget and oversee daily repairs to keep the community in top condition.

The role requires hands-on experience in plumbing, electrical, carpentry and groundskeeping, with a focus on safety, reliability, and quality workmanship. On-site supervision with a strong emphasis on resident satisfaction.

Qualifications

• Proven experience leading a team of 2+ members.
• 3+ years in residential or commercial property maintenance or in a technical field (plumbing, electrical, HVAC).
• 3+ years in groundskeeping/landscaping.
• 3+ years in carpentry, painting, flooring, drywalling, doors/windows, roofing, or framing.

Responsibilities

• Lead a team of maintenance technicians and perform hands-on maintenance.
• Manage to an established budget without sacrificing quality.
• Establish and maintain relationships with vendors.
• Perform plumbing tasks such as repairing or replacing fittings and leaks.
• Carry out electrical work including lighting, outlets, and breakers.
• Complete carpentry tasks like stairs, doors, and windows installation.
• Handle additional residential repairs including flooring, siding, doors/windows, drywall and painting.
• Maintain community curb appeal and groundskeeping to Riverstone Communities’ standards.
• Read water meters for each home.
• Finish work orders efficiently and with minimal supervision.
• Attend online training and use technology as needed.

We are currently seeking a qualified Maintenance Supervisor for our Franklin Estates Mobile Home Park located at(700 W. Meade Blvd Franklin, TN 37064.)

Maintenance Supervisor Job Duties

• Lead team of Maintenance Technicians while completing hands on maintenance work
• Manage to an established budget without sacrificing quality of work
• Establish and maintain relationships with vendors
• Plumbing work such as repairing or replacing faucets and toilets, operating a sewer cleanout auger, diagnosing and repairing a simple water leak
• Electrical work such as light fixtures, GFCI’s, understanding lightbulb wattage, replacing breakers and fuses, replacing outlets and light switches
• Carpentry work such as building stairs and ramps, framing doors and windows, installing landscaping timbers
• Additional residential repairs including replacing/installing floors, installing siding and skirting, installing/replacing doors and windows, drywalling and painting
• Oversee the curb appeal of the community and make sure it is up to Riverstone Communities’ standards which includes:
• Picking up trash around the community
• Groundskeeping including lawn mowing, planting flowers, weeding/weed eating, etc
• Complete clean outs of homes
• Read water meters for each home
• Finish work orders in an efficient and timely manner
• Take training classes online/virtually via a computer or tablet
• Complete day to day duties with minimal supervision
• Adhere to all safety laws and regulations
• Conduct regular inventory checks on equipment and supplies
• Other duties as qualified and trained to do so
• Specific maintenance knowledge/skills will be tested for accuracy. This is a hands on, working supervisor position.

Maintenance Supervisor Requirements

• Proven experience leading a team of 2+ team members or managing multiple vendor agreements/relationships
• 3+ years of experience in residential or commercial property maintenance OR in a technical field such as plumbing, electrical, HVAC
• 3+ years of experience in groundskeeping and/or landscaping
• 3+ years of experience in some of the following: carpentry, painting (indoor/outdoor), flooring, drywalling, installing windows and doors, roofing, or framing
• Successfully managed maintenance budget and was focused to saving dollars without sacrificing company standards or quality of work
• Ability to be very active - walking, bending, standing, and lifting up to 50 pounds
• Willing to work outside in all weather conditions
• Willingness to use technology/learn technology in a basic capacity
• Ability to legally operate a motor vehicle (drive to different locations on the property) with a valid driver’s license
• Specific maintenance knowledge/skills will be tested for accuracy.
