Position: On-Site Maintenance Supervisor

GENERAL SUMMARY:
The On-Site Maintenance Supervisor is responsible for supervising maintenance technicians, diagnosing maintenance issues, making repairs, and completing maintenance requests and unit turns in a timely manner. The Maintenance Supervisor will also be responsible for maintaining the overall condition of the apartment community, including the grounds and common areas, to provide a quality living environment. Successful Maintenance Supervisors will be customer service focused, possess a sense of urgency, and be responsive to team member needs. Must live on-site.
JOB DESCRIPTION:
PRIMARY DUTIES AND RESPONSIBILITIES
- Actively supervise and monitor maintenance technician team members within the assigned property in coordination with the Community Manager.
- Manage the organization’s physical operations including heating, ventilation, air conditioning, kitchen equipment, plumbing, and electrical systems.
- Perform maintenance duties including work orders and preventative maintenance activities, with minimal supervision, and complete documentation accurately and promptly.
- Ensure apartments are ready for occupancy by performing electrical, HVAC, plumbing, carpentry, and other necessary repairs.
- Maintain grounds, common areas, and amenities by cleaning, trash pickup, pressure washing, and other tasks as directed.
- Coordinate with staff and outside contractors regarding maintenance needs and activities.
- Monitor and maintain inventory levels; authorize purchase orders for supplies and equipment.
- Ensure all safety and fire inspections are completed and discrepancies addressed; follow safety and sanitation policies.
- Supervise and assist staff in maintenance and repairs as needed.
- Comply with all applicable laws and standards, including Fair Housing, OSHA, Local Building Codes, and EEOC. Attend safety meetings and trainings.
- Respond promptly to emergency situations during work hours and on-call after hours.
- Follow inventory processes, track usage, and support cost-saving initiatives.
- Provide high levels of customer service to prospects, vendors, and colleagues.
- Travel as needed to assist other properties, attend training, or respond to emergencies.
- Perform other duties as assigned.
SUPERVISORY RESPONSIBILITIES:
Directly supervise maintenance technicians, including hiring, training, performance appraisal, and discipline, in accordance with company policies and laws.
SPECIAL POSITION REQUIREMENTS:
- Valid California driver’s license, vehicle insurance, and a clean driving record.
- Ability to travel within and outside the county.
QUALIFICATIONS:
- High School Diploma or equivalent.
- 3-5 years industry or maintenance experience.
- 1-2 years supervisory experience.
- Relevant certifications (EPA, HVAC, CPO).
- Valid California driver’s license and proof of insurance.
- Bilingual skills a plus.

- Availability to be “on-call” for emergencies.

- Basic computer skills.
PHYSICAL ABILITIES AND WORK ENVIRONMENT:
- Frequent activity involving bending, crouching, pushing, pulling, lifting (up to 25 lbs alone, 50 lbs with assistance), and climbing.
- Manual dexterity for operating equipment and tools.
- Normal hearing, vision, and perception.
- Ability to work indoors and outdoors in all weather conditions.
- Use of safety equipment as required.
- Moderate noise level; occasional distracting or uncomfortable sounds.
