Responsible for planning, managing, monitoring, and implementing maintenance operations of residential properties to protect and preserve the value of property assets and ensure compliance with corporate standards. This role involves working on special projects and supporting on-site staff with technical advice. The individual must be dependable, reliable, and possess excellent communication, leadership, and organizational skills. They are also responsible for the overall maintenance of the Management Company residential portfolio and report directly to the Residential Maintenance Director. Availability on a 24-hour emergency basis is required.

JOB FUNCTIONS

  1. Assist and respond to maintenance issues within individual communities that cannot be handled by community staff, including emergency calls.
  2. Prepare capital budget estimates and recommendations for existing and new properties. Assist with capital reviews and recommend requirements and budgets for refurbishments and replacements. Identify vendors and contractors, negotiate agreements, and oversee their execution.
  3. Monitor progress and quality of capital projects, protect organizational interests, and report on status.
  4. Track and follow up on insurance and liability claims, participate in risk mitigation projects, and recommend strategies to minimize risk.
  5. Advise on purchasing, bidding, and vendor selection to manage budgets effectively.
  6. Develop, implement, and oversee Preventative Maintenance Programs.
  7. Ensure on-site maintenance teams adhere to Preventative Maintenance Programs and company standards.
  8. Assess workloads and develop solutions for property maintenance staff to complete tasks efficiently.
  9. Create and manage short- and long-term budgets for each property.
  10. Maintain records of property inspections and compliance activities on a monthly, quarterly, semi-annual, and annual basis.
  11. Supervise, train, and educate employees on OSHA standards; inspect properties for OSHA compliance.
  12. Participate in hiring, training, and performance management of maintenance staff, including orientations, performance evaluations, and disciplinary actions.
  13. Conduct periodic property inspections to review curb appeal, common areas, and maintenance needs.
  14. Meet weekly with the Director of Operations to discuss projects and maintenance goals.
  15. Perform other duties as assigned.

MINIMUM REQUIREMENTS

  1. At least 5 years of full-time maintenance experience, including residential and commercial carpentry, electrical, plumbing, cleaning, HVAC, concrete, asphalt, and grounds maintenance. Experience with residential management software and computer skills.
  2. Technical school certification in HVAC, electrical, and plumbing.
  3. Ability to access all areas of properties for monitoring and supervision.
  4. Awareness of safety protocols to prevent injuries; ability to instruct and monitor staff in safe work practices.

DRESS CODE: Comet Management shirts and winter coats provided by management; appropriate attire includes jeans, khakis, shorts (excluding cut-offs), and comfortable shoes or boots. No sandals or flip-flops, and shirts or hats must display only the property name.
