The Maintenance Supervisor assists with and manages the property's maintenance and facilities operations to maintain the physical condition and appearance of a property, enhancing the community's value. Communicates and utilizes company operating and safety standards. Supervises maintenance staff, maintains property's equipment and machinery, and develops and adheres to maintenance budgets and expenditures.
ESSENTIAL FUNCTIONS
- Assist in supervising the maintenance team for one or more properties.
- Schedule and assist with daily operations and after-hours maintenance assignments.
- Train maintenance staff and assist with complex problems beyond the team's abilities.
- Monitor inventory and procurement of maintenance supplies, prepare purchase orders, requisitions, and contracts for maintenance equipment, supplies, and services.
- Develop and adhere to maintenance budget.
- Monitor completion of preventive maintenance schedules and conduct apartment and property inspections.
- Complete daily operations and track service orders, apartment turnovers, etc.
- Foster positive relationships with residents, communities, and agencies.
- Enforce and adhere to company policies, rules, and regulations.
- Ensure safety practices comply with all relevant guidelines.
- Follow company policies and legal requirements, including Fair Housing laws.
- Perform special projects and other responsibilities as assigned.
QUALIFICATIONS
- Ability to assist in managing maintenance staff.
- Knowledge of safe use of hand and small power tools.
- Working knowledge of electrical, plumbing, painting, masonry, carpentry, and HVAC systems.
- Effective communication skills with residents, staff, and management.
- Ability to handle emergency and time-sensitive situations.
- Availability for emergency repairs 24/7.
- Ability to climb up to 40 feet.
- Color vision and hearing capabilities.
SKILLS AND ABILITIES
- High school diploma or equivalent.
- 7-10 years of related supervisory maintenance experience.
- Ability to work indoors and outdoors in all weather conditions.
