Job summary

The NRP Group is seeking a Maintenance Supervisor in Cleveland to oversee all maintenance and repair services for the apartment community. You will lead the maintenance team, ensure curb appeal, respond to service requests, and uphold safety policies.

Responsibilities include scheduling preventive maintenance, managing inventory and budgeting, coordinating apartment turns, and supervising equipment usage. A strong focus on customer service and team leadership is needed.

Qualifications

  • High school diploma or equivalent required.
  • CFC Universal Certification required or preferred.
  • At least 5+ years of maintenance/repair experience in apartment communities.
  • Valid Driver's License and reliable transportation.
  • Experience with safety policies and regulatory compliance.

Responsibilities

  • Direct and oversee all maintenance of the community.
  • Schedule and perform preventive maintenance and inspections.
  • Maintain records per NRP policy and manage inventories.
  • Coordinate apartment turns and renovations.
  • Oversee safety, training, and equipment usage; lead safety meetings.
  • Communicate with Community Manager on capital improvements and budget.

For additional information, please visit www.NRPGroup.com.Under the direction of the Community Manager, the Maintenance Supervisor is responsible for all physical aspects of the apartment’s community, coordinating and performing maintenance and repair services, ensuring curb appeal and quality of apartment homes, responding to customer service requests, and adhering to all safety policies.Essential Functions Statement(s):Maintenance ServicesDirect and oversee all aspects of maintenance of the community Schedule and perform preventative maintenance, inspections, nighttime lighting audits, and janitorial servicesMaintain accurate records for all required reporting and record keeping outlined by NRP policyWalk the property daily to uphold curb appeal and monitor safety issueSchedule and coordinate apartment turns, including assistance with resident move out and apartment renovationsFollow expense guidelines, monitor operating expenses, and make recommendations for cost saving strategies for the communityManage inventory and storage area, purchasing adequate maintenance materials for service requests and apartment turns, keeping an accurate log of suppliesCommunicate and advise Community Manager on recommendations for capital improvements and maintenance requirements for annual budgetCoordinate all contracted services. Solicit and analyze bids, assess work once completed, and track invoices to guarantee timely paymentComplete all service requests and apartment turnovers in line with NRP policy and procedureSupervise use of property golf carts and all other major tools and equipment when applicableNotify Community Managers with solutions for any safety or liability concerns as well as preventative maintenance needsConduct and document monthly safety meetings including procedures, training, safety equipment, • MSDA and use of equipmentPerform other duties as requiredCustomer ServiceComplete service requests from residents and team members in a timely fashion, in accordance with company policyEnsure excellent customer service with courteous and professional attitude toward all customers and team membersAudit key tracking system daily and weeklyParticipate in after-hours emergency requests and ensure property staff coverage 24 hours a day, 7 days a weekMay occasionally be required to assist at other propertiesRun errands to support the property as necessaryPersonal DevelopmentSupport and assist Community Manager and Recruiting Department with new hire selectionTrain, coach, and mentor team members, ensuring appropriate training is receivedCreate a team environment: hold weekly team meetings; manage by goals, open communicationGenerate work and on-call schedule for service employeesProvide ongoing feedback to team members. Evaluate team members through scheduled formal written performance reviews.
