Maintenance Supervisor

Location: Rip Van Winkle community, 179 units, Poughkeepsie, NY.

We are seeking a skilled leader passionate about maintaining high standards in a vibrant community. As a Maintenance Supervisor at our community Rip Van Winkle, you will play a crucial role in ensuring our buildings, grounds, and amenities shine with cleanliness, safety, and functionality. You’ll oversee and perform technical and mechanical work that reflects our commitment to excellence.

RESPONSIBILITIES

• Assist in completing work orders from resident service requests by diagnosing issues and making repairs in accordance with established policies and safety standards.
• Oversee the "make-ready" process for vacant apartments, including conducting inspections, creating maintenance task lists, scheduling contractors, obtaining supplies, and ensuring all tasks are completed to a high standard.
• Develop and maintain cleanliness and appearance standards throughout the community, ensuring all areas, including grounds and common spaces, reflect the company’s high quality.
• Inspect the building and property daily, addressing safety issues promptly.
• Perform routine preventative maintenance and respond to emergency repairs after hours.
• Make budget recommendations for maintenance line items to the Community Manager.
• Order and maintain inventory of building materials and supplies.
• Coordinate with contractors and vendors to obtain bids for repairs and replacements.
• Ensure the general upkeep of building common areas and grounds.
• Perform other duties as assigned.

COMPENSATION

$30.77 per hour, weekly pay. Local 32BJ Mid‑Hudson Union benefits and PTO. This position is non‑exempt, meaning eligible for overtime pay. The salary range is a general guideline; actual compensation will vary based on qualifications, location, and responsibilities. The role may also be eligible for performance bonuses and a comprehensive benefits package, including health insurance, retirement plans, and paid time off.

QUALIFICATIONS

• 3+ years of experience in general maintenance.
• Schedule flexibility required, including availability to work weekends and respond to on‑call emergencies.
• 2+ years of direct supervisory experience strongly preferred.
• Experience with Real Page One Site or similar property management software preferred.
• Strong skills in HVAC, plumbing, carpentry, painting, and electrical/appliance repairs.
• HUD REAC/Nspire experience is a plus.
• General knowledge of Microsoft Office.
• Affordable housing experience preferred.
• Ability to lift and move up to 50 lbs.
• High school diploma or equivalent; certification in a related trade preferred.
