Qualifications

• Requires HVAC certification and technical training or equivalent experience.
• Prior experience in residential maintenance preferred.
• Knowledge of OSHA standards is beneficial.

The Role

The Maintenance Supervisor manages the maintenance program of the property, focusing on preventative maintenance, resident satisfaction, and tenant retention. Reports to the Community Manager.

Responsibilities

• Ensure compliance with laws and policies (Fair Housing, ADA, etc.)
• Inspect property for cleanliness, safety, and attractiveness
• Follow preventative maintenance schedules and manage inventory
• Complete work orders promptly and communicate updates
• Supervise maintenance staff, including performance management
• Perform repairs on HVAC, electrical, plumbing, and structural systems
• Perform on-call duties as needed

Qualifications

• Strong communication skills
• Proven maintenance skills in apartment settings
• Self-motivated, able to negotiate costs
• Ability to multitask and prioritize
• Attention to detail
• Ability to lift up to 75 pounds

Education & Experience

• Technical training or equivalent experience in HVAC
• HVAC certification required
• EPA certification or ability to obtain it
• Own hand tools
• Experience in residential maintenance preferred
• Knowledge of OSHA standards
