Job summary

Haverkamp Properties, a 30‑year‑old family business in Cedar Rapids, is seeking a property manager to lead maintenance and operations. You will own all aspects of the property's condition, from interiors and units to exteriors and grounds.

You will ensure work orders and turnovers are completed promptly and cost‑effectively, communicate clearly with residents and team members, and manage inventory and equipment. The role emphasizes leadership, accountability, and results.

What You’ll Do

• Lead, manage, and hold your team accountable
• Own all aspects of the property’s condition, from interiors and units and common areas to the exterior, buildings, and grounds
• Ensure that work orders and turnovers are completed in a timely and economically wise manner
• Communicate effectively with customers, team members, and supervisors
• Manage inventory and equipment efficiently

Critical Goals

• Help the team achieve and maintain an occupancy of 95% or greater
• Complete 75% or more of all work orders within 48 hours
• Prepare vacant units for occupancy in 7 days or less for non‑mass turns and 17 days or less for mass turns

Leadership Support

• Provides clear directions and ensures you have the necessary tools
• Acts with the greater good in mind and delegates appropriately
• Understands your role and how you can help the company
• Communicates well and holds effective meetings
• Conducts quarterly or more frequent one‑on‑ones as needed
