Job summary

LR Management in Michigan is seeking a Maintenance Supervisor to join our team. The role partners with the Property Manager to coordinate safety, maintenance, and equipment across the property and its community.

Candidates should have multi-family maintenance experience, HVAC and EPA certification, knowledge of budgeting, scheduling, and working with vendors and staff. We offer competitive pay, health benefits, 401(k), and career growth opportunities.

Qualifications

• Three (3) years minimum experience as a Maintenance Supervisor or Technician in a multi-family apartment setting or equivalent industry.
• HVAC and EPA Certification.
• Experience with Yardi.
• Experience in estimating maintenance and repair timelines and costs associated with projects.
• Ability to set goals and create a plan to accomplish them.
• Ability to understand and work within a budget.
• Knowledge of property management at the leasing and administrative levels.
• Intermediate computer skills, including the Microsoft Office suite.
• Proven time management skills in meeting deadlines and achieving goals.
• Ability to create a team-centered environment and lead that team effectively.
• Ability to take direction from leadership and follow through on the directive.
• Pool certification preferred.

Responsibilities

• Work with the Property Manager to coordinate safety, maintenance, and equipment needs of the property.
• Order supplies for inventory and schedule projects in vacant apartments.
• Manage large capital projects including bidding, supervising contractors and sub-contractors, and reviewing completed work.
• Communicate with vendors and staff to resolve issues.
• Maintain general curb appeal and perform repairs across HVAC, electrical, plumbing, and carpentry.

The Maintenance Supervisor’s primary responsibility is to work with the Property Manager to ensure and coordinate the safety, maintenance, and equipment needs of the property, along with overall requirements of the community.

Responsibilities

Responsibilities include, but are not limited to:

• Working knowledge of the following: HVAC, electrical, plumbing, appliance repair, changing locks and cutting keys, make ready punch lists, carpentry, landscaping, and general curb appeal
• Ordering supplies for inventory
