Job summary

Montereau is seeking a dedicated Maintenance Technician to upkeep equipment and systems across residences and common areas in Tulsa. The role involves routine repairs, ordering supplies, and keeping accurate electronic work order records.

You will assist with fire alarms and generator testing, and perform monthly facility checks. Ideal candidates will have basic electrical, plumbing, and HVAC knowledge, a valid driver's license, and strong communication and organizational skills to work with

Responsibilities

• Maintain and repair equipment incl. plumbing, minor electrical, and HVAC in residences and common areas.
• Order supplies and equipment as authorized.
• Maintain materials, tools and equipment in good working order.
• Update records in the electronic work order system.
• Assist with testing and responding to fire alarms and emergency generators.
• Perform monthly maintenance checks of buildings, grounds and facilities.

Maintains equipment and performs repairs on equipment on a regular and as needed basis throughout the community in a manner consistent with the Montereau mission, vision, and values.

Supervisory Responsibilities:

• None

Essential Functions/Duties/Responsibilities:

• Maintain equipment and perform repairs including plumbing, minor electrical, and HVAC in assigned residences and common areas.
• Order supplies and equipment authorized by the Community Services Manager.
• Maintain materials, tools, and equipment in good working order.
• Maintain and keep updated records in the electronic work order system.
• Assist with testing and responding to fire alarms and emergency generator systems.
• Perform monthly maintenance checks of building, grounds, and facilities. May assist inspectors and contractors in the testing, inspection, or repair of equipment, utility/emergency systems, and structure.
• Assist with snow removal and salting to ensure all walkways are passable and safe.
• Perform other related functions as required or as assigned.
• Ability to effectively interact with a diverse leadership team, staff, residents, and third-party associates, including vendors, providers, and visitors
• General knowledge of electrical, plumbing, and HVAC systems.
• Basic computer skills to utilize the electronic work order system via iPad or computer.

Education and Experience:

• One year of general maintenance experience is preferred.
• High school diploma or an equivalent combination of education, training and experience is required.
• Valid state driver license is required.

Physical Requirements:

• An extensive amount of standing, walking, kneeling, bending at the waist, and reaching above the head and shoulders.
• Ability to routinely lift and push up to 25 pounds and occasionally lift up to 50 pounds.
• Frequent use of ordinary communication, including normal levels of hearing and vision, including both near and far seeing, color discrimination, field of vision, and depth perception.
