Job summary

CYM Living in Tulsa, OK is seeking a Maintenance Technician to join our team. You will troubleshoot and repair electrical, plumbing, HVAC, appliance, and carpentry issues, assist with snow removal, and respond to on-call emergencies.

Coordinate with the office to complete make-ready repairs and maintain trash areas. Experience with safety, reading SDS, and communicating with residents and vendors is important.

Qualifications

• Knowledge of electrical, plumbing, appliances, carpentry, emergency systems, and waste management.

Our company is a fast‑growing leader in the multi‑family property management industry, looking for a skilled and motivated Maintenance Technician to join our team in Tulsa, OK.

Responsibilities

• Troubleshoot and repair maintenance issues involving electrical, plumbing, HVAC, appliance repairs, and carpentry.
• Assist with snow removal.
• Respond to on‑call emergencies.
• Work with the office team to ensure all make‑ready repairs and services are completed and on schedule.
• Maintain the trash room and dumpster areas.
• Stay current on all applicable building codes and safety standards.

Qualifications

• Ability to read and write English with clear and concise written and verbal communication.
• Ability to read service requests, policies, and procedures, including key control and maintenance emergency policies.
• Ability to communicate with team members, residents, and vendors to provide customer service.
• Ability to identify cleaning and chemical supplies, read and understand Hazard Communication Safety Data Sheets (SDS), and handle chemicals safely.
• Knowledge of electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware accessories, and waste management systems.
• Complete understanding of emergency systems, shut‑offs, locations, and sequence of operations.
• Ability to perform basic arithmetic skills for calculations, estimating, and analysis.
• Understanding of boilers, chillers, cooling towers, electric, flooring, plumbing, sprinklers, and steam systems.
• Spanish proficiency preferred.

Work Environment & Physical Demands

• Building maintenance environment, indoor/outdoor, with exposure to moving mechanical parts and seasonal temperature changes from freezing to extreme heat.
• Must be able to lift up to 50 lbs, climb ladders, crawl into confined spaces, and endure walking, squatting, bending, balancing, climbing, kneeling, crawling, and prolonged standing.
• Must be able to use hands to grip power and hand tools.
• Must have both close‑range and long‑distance vision.
