Comunilife Inc. is seeking a Maintenance Specialist for its residential program in Brooklyn. This role reports to the building Superintendent and may be assigned to multiple sites as required, handling repairs, cleaning, and safety.

The incumbent will work with staff to uphold Comunilife principles and maintain a safe, clean facility for clients and staff. Essential duties include interior/exterior cleanliness, garden maintenance, completing work orders, assisting in fire drills, and basic

Qualifications

• High School Diploma or equivalent required with at least one year of maintenance experience.
• Experience in general maintenance including cleaning, tiling, plumbing, heating, electrical, etc.
• Driver’s License may be required for some locations.

Responsibilities

• Monitor interior and exterior entrances for cleanliness and safety, including snow removal.
• Maintenance of garden areas and general facility upkeep.
• Complete work orders efficiently and thoroughly.
• Perform repairs: painting, patching, sheetrock, basic plumbing, electrical, lighting, and carpentry.
• Assist in fire safety drills and safety trainings; enforce safety rules.
• Move and relocate furniture, computers, and supplies as needed.
• Take inventory of janitorial supplies and ensure replacement.
• Follow health, sanitation and safe work practices.

Job description

Comunilife Inc. is looking for a Maintenance Specialist for its residential program in Brooklyn. Primary assignment: Reports to the building Superintendent to maintain the Throop and Woodhull Residences, though the Maintenance Specialist may be assigned to congregate, transitional or to scattered site programs and may be reassigned to different sites as required by the programs. Under supervision of the Superintendent, repair and maintain assigned premises and keep the facility clean and organized. Responsible for the general safety conditions of the assigned facility. Ensure cleanliness and maintain building(s) in good condition and repair to ensure the safety and comfort of the staff and clients and protect the Program’s physical facility. Other responsibilities include working harmoniously with staff in accordance with Comunilife principles and guidelines. This position is eligible for Comunilife's generous benefits and paid time off package.Essential Duties:Monitor the Facility’s interior and exterior entrances for cleanliness (including snow removal and removal of other hazardous conditions).Maintenance of garden areas.Complete Work Orders assigned in an efficient and proficient manner.Work in a pleasant and respectful manner with all clients.Assist in fire safety and evacuation drills, procedures and training.Alert the direct supervisor, Property Manager, Asst. Director, Director or designee, of any unusual occurrences or violation of rules and regulations (i.e., no smoking regulations).Carry out cleaning duties as assigned to ensure the building reflects the standard of hygiene outlined and as directed by Comunilife management, including care of floors, bathrooms and public areas.Troubleshoot and perform repairs including, but not limited to:Painting, patching and sheet rockingLight plumbing including unclogging drains and basic plumbing skillsLight electrical (from the wall out) including replacing fixtures and lighting ballastLighting in general including bulb and switch plate replacementLock repair and replacementFloor tile repair and installation including baseGeneral carpentry including interior renovation, ductwork and tasks as assignedHVAC system cleaning, filter and belt changesMonitor heating and air conditioning systems, including logging and reporting problems and potential issues. Emphasis on preventative maintenance.Move and relocate furniture, computers, office supplies, etc. as needed.Take inventory of janitorial supplies, hand towels, toilet tissue, etc., regularly and ensure replacement.Follow and comply with all applicable health and sanitation procedures and adheres to safe work practicesAttend training programs and meetings as instructed.Any additional responsibilities as deemed necessary and appropriate by the direct supervisor, Property Manager, Asst.
