Job summary

Knoxville's Community Development Corporation (KCDC) is seeking a Maintenance Manager to lead a maintenance crew across multiple trades, ensure safety, and manage preventive maintenance programs. The role requires coordinating with the Property Manager and Housing Operations Director on capital needs and cost control.

Responsibilities include scheduling, supervising, and evaluating staff, maintaining records, and ensuring compliance with procurement and safety policies.

Qualifications

• Must supervise maintenance staff, plan, schedule, assign, and review work to meet priorities.
• Experience managing budgets and coordinating with contractors and residents.
• Knowledge of safety policies and proper use of tools in building trades.
• Ability to communicate clearly, document work and prepare reports.

Responsibilities

• Supervises the work of staff including planning, assigning, reviewing, and evaluating performance.
• Plans and coordinates maintenance and repair activities across carpentry, electrical, and plumbing trades.
• Ensures effective utilization of Yardi within the maintenance team.
• Adheres to budget procedures and procurement policies; manages inventory and supplies.
• Collaborates with Property Manager and Housing Operations Director on long-term capital needs and bids.
• Reviews work orders, prioritizes projects, and schedules major, emergency, and routine repairs.
