Maintenance Tech III
Responsibilities:
ESSENTIAL FUNCTIONS
- Promote a safe working environment by following all safety procedures.
- Maintain and troubleshoot all conveyor systems in the building.
- Lead and audit preventative maintenance procedures.
- Install, maintain, and troubleshoot relay logic, ladder diagrams, control components, photo-eyes, motor starters, limit switches, proximity sensors, solenoids, etc.
- Create and close out work orders with data including labor hours, equipment maintenance, and parts used.
- Develop training plans for service technicians.
- Develop work plans for emergency repair of critical assets.
- Perform additional duties/assignments as required by management.
- Supervise and direct contractors, monitor their performance.
- Perform and/or oversee all maintenance service requests, ensuring efficient work with minimal disruption.
- Manage contractors, including selection, scheduling, job assignments, appraisals, and recognition.
- Maintain lighting systems, including bulbs and ballasts.
- Assist the operations team in maintenance and repair of building and equipment.
- Perform general interior maintenance such as hanging pictures, repairing furniture, minor plumbing.
- Complete special tasks like painting, locksmith work, tenant services, and general maintenance.
- Move office furniture, machinery, equipment, and materials as needed.
- Conduct facility inspections and report conditions affecting client occupancy and operations.
Qualifications:
BASIC QUALIFICATIONS
- High school diploma or equivalent.
- Ability to work flexible schedules, including weekends, nights, and holidays.
PREFERRED QUALIFICATIONS
- Associates or higher degree in Mechanical or Electrical field.
- 5+ years experience with automated conveyors, controls, electrical principles, NEC, industrial electronics.
- Experience with preventative maintenance, blueprints, schematics, PLCs, work order management, vendor management, and project management.
- Experience with CMMS, networking, robotic/electromechanical systems, MHE safety standards.
- Strong problem-solving, communication, organizational skills, and ability to work under pressure.
Computer Skills:
- Basic: 1 year experience with Microsoft Office.
Other Requirements:
- Promote good housekeeping practices.
- Flexibility with work hours, supporting 7-day operation.
- Support production safely, be self-motivated, and fluent in English.
PHYSICAL DEMANDS
Frequent standing, walking, handling, reaching, climbing, squatting, bending, and lifting up to 50 lbs. Occasionally pushing/pulling up to 100 lbs. Must have good vision, manual dexterity, and ability to work in various environments including cold and noisy conditions. Must be able to climb ladders and access all areas of the building.
