Maintenance Manager- The Thoroughbred Center

Full Time Hourly Professional Lexington, KY, US

SUMMARY

Supervises and coordinates activities of TTC’s Maintenance Staff, Custom Projects Staff and Fencing Division Staff. Interacts with customers to sell TTC capabilities, helps prepare estimates, monitors performance of Custom Project and Fence works, and prepares timesheets and billing information sheets for Custom Projects and Fencing. Supervises and coordinates activities of workers engaged in the three divisions by performing the following duties.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Actively pursues projects and helps prepare estimates.
  • Directs workers engaged in painting and performing structural repairs to masonry, woodwork, and furnishings of buildings and repairs to plumbing, heating and all electrical systems.
  • Directs workers engaged in ground maintenance activities such as mowing lawns, fields and paddocks, trimming hedges, removing weeds, and raking and disposing of leaves and refuse as well as installation, painting and repairing fences and road maintenance.
  • Directs repairs and preventative maintenance to all backside equipment. Inspects operating machine and equipment for conformance with operational standards.
  • Requisition tools, equipment and supplies.
  • Inspects completed work for conformance to blueprints, specifications and standards.
  • Studies production schedules and estimates worker hour requirements for completion of job assignment.
  • Interprets company policies to workers and enforces safety regulations.
  • Establishes or adjusts work procedures to meet production schedules.
  • Suggests changes in working conditions and use of equipment to increase efficiency of work crew.
  • Analyzes and resolves work problems or assists workers in resolving problems.
  • Initiates or suggests plans to motivate workers to achieve work goals.
  • Maintains times and production records to facilitate Custom Project billings, Fence billings, capitalization costs and historical information.
  • Confers with other supervisors to coordinate activities of individual groups.
  • Performs activities of workers supervised.
  • Prepares department budget with General Manager and monitors expenditure of funds in budget.
  • Responsible for maintaining Storm Water Plan.
SUPERVISORY RESPONSIBILITIES

Manages three or more subordinate supervisors who supervise a total of eight or more full-time employees in the Maintenance #1 and Maintenance #2 groups; and two or more part-time employees. Responsible for the overall direction, coordination and evaluation of these units. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. EDUCATION and/or EXPERIENCE

Five years related experience and/or training including two years as a supervisor.

LANGUAGE SKILLS

Read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals. Write routine correspondence and memos. Effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.

COMPUTER SKILLS

Proficient computers skills are required to accommodate all reporting and correspondence. Knowledge of Microsoft Word, Excel, and Power Point is a plus. Individual should possess the ability to type and communicate in a professional manner, and be familiar with the use of applicable office equipment.

MATHEMATICAL SKILLS

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent .

REASONING ABILITY

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. Ability to communicate to customers in a professional and courteous manner.
