Job summary

Vertical Real Estate Services Inc. in Austin seeks a Maintenance Manager to lead routine inspections, coordinate repairs, and perform preventative maintenance across our multi-family communities.

The ideal candidate will be hands-on, solve problems, and manage a small team, with HVAC and pool certifications and experience with property management software such as Yardi.

Qualifications

• High school diploma or GED or equivalent.
• 3+ years of experience as Maintenance Manager/Supervisor at a multi-family property.
• HVAC Certification required.
• Pool Certification required.
• Strong knowledge of HVAC, plumbing, and electrical systems.
• On-call availability for nights and weekends.
• Excellent work ethic, communication, time management, and detail orientation.
• Experience with Yardi is a plus.

Responsibilities

• Meet with the Community Manager to review upcoming needs and activities.
• Review current service requests and determine steps to complete work.
• Prioritize service requests: address emergencies first and determine actions.
• Prioritize requests requiring vendor assignment and gather status updates.
• Address make-readies, non-emergency repairs, and preventive maintenance.
• Use property management software to review move-in/move-out schedules and vacancies.
• Update turn status, assess unit needs, and assign tasks.
• Monitor and respond to new service requests throughout the day.
• Walk tour paths and community grounds to ensure cleanliness and curb appeal.
• Determine parts and supplies to order within budget; complete purchase orders.
• Plan and lead regular team meetings to address pending items.
• Oversee common area upkeep: trash, pool cleaning, furniture organization.
• Take on additional projects as assigned.

• Take on additional projects as assigned.

Qualifications

• High school diploma/GED or equivalent
• 3+ years of experience as a Maintenance Manager/Supervisor at a multi-family property
• HVAC Certification required
• Pool Certification required
• Strong knowledge of heating and air conditioning units, plumbing systems, and electrical systems
• Advanced understanding of maintenance equipment, procedures, and techniques
• Availability to be on call and respond to maintenance requests on nights and weekends
• Excellent work ethic, communication skills, time management skills, and attention to detail
• Yardi experience is a plus
