Job summary

S.L. Nusbaum Realty Co. is seeking a Service Manager for the Lakeview Terrace community in Colonial Heights, VA.

The role oversees on-site maintenance, supervises staff, and coordinates preventive maintenance, turnover activities, and vendor work to keep the property clean, safe, and attractive. Key responsibilities include managing repairs across HVAC, plumbing, electrical, and carpentry, training staff, and controlling purchase orders while ensuring compliance with Fair Housing laws and safety

Qualifications

• Ability to read and write English.
• General mechanical aptitude and ability in maintenance tasks.
• Valid Driver’s License (if operating a vehicle).
• EPA Freon recovery; HVAC certificate desirable.

Responsibilities

• Supervises on-site general maintenance and repairs across HVAC, plumbing, electrical, painting, carpentry, and grounds maintenance.
• Organizes turnover activities and preventive maintenance; prioritizes work orders.
• Oversees outside contractors; inspects work and takes corrective action as needed.
• Trains staff and participates in contractor selection and scheduling.
• Issues purchase orders and processes invoices; ensures safe use of chemicals.
