  • Residential apartment service management experience for 250+ units.
  • Hands-on maintenance in plumbing, electrical, appliances, boiler, HVAC/PTAC.
  • 3+ years leading a service team with mentoring and performance management.
  • Experience providing fiscal oversight including budgeting and inventory control.

Responsibilities

  • Partner with Community Manager to achieve property objectives.
  • Lead a team ensuring adherence to company standards and safe service delivery.
  • Supervise maintenance tasks and prepare market-ready apartments.
  • Provide financial reporting and budget-driven recommendations.

What You’ll Be Doing

As a Maintenance Manager, your day-to-day will involve partnering with the Community and Property Manager to cultivate a high-performing team, ensuring adherence to Equity standards and assisting them with their tasks as needed. Additionally, you will analyze the financial performance of the property and help perform scheduled maintenance while providing regular status reports.

  • Partnering with the Community Manager to achieve property objectives
  • Managing a team that adheres to Equity standards, handling resident service requests promptly and safely
  • Assisting your team with performing various maintenance tasks and preparing market-ready apartments
  • Financial reporting & following community budget, making recommendations for expense minimization
  • Collaborating with the Property Manager on capital improvements and overseeing inventory control and fiscal responsibility
  • Performing scheduled maintenance and preparing status reports
  • Working schedule: Monday-Friday: 9am-6pm & rotating emergency on call
  • This role is based onsite-an apartment will be supplied with a 100% rent discount
What You’ll Need To Thrive
  • Residential apartment service management experience, supporting over 250 units.
  • Hands-on maintenance experience in areas including, but not limited to plumbing, electrical, appliance, boiler and HVAC/PTAC is necessary.
  • Minimum of three years of leading and managing a service team (providing mentoring, training, & development, as well as driving performance against standards and issuing discipline as needed)
  • Experience providing fiscal oversight over the property service management: Expense mitigation, budget oversight, inventory costs & control.
  • High School diploma or equivalent
  • Knowledge of federal and state apartment housing laws
  • Experience working in a Unionized Environment
  • A valid driver's license, good driving record, auto insurance, and reliable transportation is required if the team member will operate a motorized vehicle (e.g., car, golf cart) during their workday and/or as part of their role.
  • Computer literacy and effective communication skills; Must be able to effectively communicate both orally and in writing in English for all work-related purposes.
  • Ability to troubleshoot and repair plumbing, electrical, appliances, HVAC PTAC equipment and perform interior repairs and painting required.
  • Must be able to work any assigned shift, including weekends. Shifts may change according to business needs. Must be able to respond to emergencies after normal business hours and on weekends when assigned on-call responsibilities. A telephone number where you can be reached after-hours must be provided to your manager.
  • Ability to perform numerous physical activities that require considerable use of your hands, arms and legs and moving your whole body, including prolonged or repeated standing, walking, climbing, sweeping, stooping, kneeling, shoveling, crouching, lifting and handling of materials. Frequent lifting, grasping and carrying materials and equipment up to 50 lbs.
  • Service team members, with limited exceptions, are required to use their own smartphone to perform certain aspects of their job. The device must have updated software and must be password-protected and compliant with in-house security systems and operations software.

Pay Rate:

$36.63 - $46.81/hour

  • This role is based onsite-an apartment will be supplied with a 100% rent discount
  • Team members are eligible for overtime pay and performance incentives.
  • The successful candidate's starting pay will be determined based on job-related skills, experience, and qualifications.
