Job summary

AvalonBay Communities is seeking a hands-on Senior Maintenance Manager to lead maintenance operations across our Brooklyn communities. You will oversee HVAC, plumbing, electrical, and preventive maintenance, while guiding on-site teams to deliver exceptional resident service.

With 3–5 years in apartment maintenance and supervisory experience, you’ll manage budgets, safety programs, and vendor oversight, ensuring compliance with all laws and company standards.

Qualifications

• 3-5 years of apartment maintenance or related experience.
• 3-5 years of supervisory experience preferred.
• EPA Type I/II or Universal Certification (required).
• Certified Pool Operator (CPO) certification (as required).

Responsibilities

• Partner with office teams to optimize operations, maximize revenue, and enhance resident satisfaction.
• Manage and prioritize service requests, delegate tasks, and monitor trends to ensure timely resolutions.
• Oversee the maintenance and preventive maintenance programs, including HVAC, plumbing, electrical, carpentry, and appliances.
• Assist in developing and monitoring the maintenance operating budget, ensuring expenses align with financial goals.
• Lead all personnel responsibilities: recruit, train, schedule, evaluate, and develop on-site maintenance staff.
• Ensure smooth apartment turnover processes and assess damage charges for departing residents.
• Act as the safety liaison, leading training, safety inspections, and promoting a culture of safety.
• Monitor vendor work and ensure compliance with company policies, safety standards, and all laws.
• Regularly inspect grounds, buildings, and apartments to ensure they remain fully functional and welcoming.

Certifications

You Have

• Valid driver's license and automobile insurance (where applicable).
• EPA Type I/II or Universal Certification (required).
• Certified Pool Operator (CPO) certification (as required).

Experience

• 3-5 years of apartment maintenance or related experience.
• 3-5 years of supervisory experience preferred.

Skills

• Strong leadership and organizational abilities to manage teams and operations.
• Expertise in property systems, repairs, and maintenance best practices.
• Proven ability to promote safety, manage budgets, and deliver exceptional customer service.
