Job summary

S.L. Nusbaum Realty Co. in Durham, NC seeks a Maintenance Manager to plan and direct the general maintenance of our properties, keeping residents safe, comfortable, and satisfied.

You will supervise on-site staff, coordinate turnover and preventive maintenance, and ensure assets are properly maintained. The role requires reading and writing English, a valid driver’s license, and HVAC/Freon recovery certification.

Qualifications

• Ability to read and write English.
• Experience with general maintenance and supervisory tasks.
• Valid Driver’s License (if operating a vehicle).
• EPA Freon Recovery and HVAC Certification.
• Experience managing maintenance across multi-unit properties preferred.

Responsibilities

• Supervise on-site maintenance and repairs of properties.
• Organize turnover activities and preventive maintenance; prioritize work orders.
• Order supplies and maintain inventory of maintenance supplies.
• Ensure safe handling and use of potentially dangerous products and chemicals.
• Oversee work by outside contractors; inspect and take corrective actions.
• Train subordinate staff and participate in contractor selection and scheduling.
• Process purchase orders and invoices; perform other duties as assigned.
