Job summary

S.L. Nusbaum Realty Co. in Gastonia, NC, is seeking a Service Manager to plan, organize and direct maintenance for the property, ensuring residents have a clean, safe, and attractive place to live.

You will supervise on-site maintenance, coordinate turnover and preventive work, manage inventories, train staff, and oversee outside contractors. A valid driver's license and HVAC/EPA certificates are required.

Qualifications

• Ability to read and write English.
• General mechanical aptitude and ability.
• EPA/Freon Recovery; HVAC Certificate required.
• Prior maintenance experience on multi-unit properties preferred.

Responsibilities

• Abides by Fair Housing Laws.
• Supervises on-site maintenance including HVAC, plumbing, electrical, carpentry, painting, and grounds maintenance.
• Organizes turnover activities and preventive maintenance; prioritizes work orders.
• Orders supplies and maintains an inventory of maintenance supplies.
• Ensures safe handling of potentially dangerous products and chemicals.
• Oversees work by outside contractors and inspects completed work; takes corrective actions.
• Trains subordinate staff.
• Assists in selecting and scheduling outside contractors.
• Issues purchase orders and processes invoices.
• Other duties as assigned.
