The position: The Maintenance Manager will coordinate with the Community Manager and Assistant Manager to increase the net operating income of the property by safely maintaining the exterior and interior to RPM standards within approved budget levels. The Maintenance Manager will also contribute to resident retention by making repairs promptly, safely, and efficiently.

The pay: The anticipated pay range is $35-40 an hour, plus monthly bonuses and a competitive benefits package.

Responsibilities:

  1. Supervise and ensure proper maintenance of the property and grounds, including directing maintenance staff and developing a skilled team of Maintenance Technicians.
  2. Maintain the property's operating budget and secure competitive bids for supplies and services.
  3. Process purchase orders and invoices to control costs.
  4. Review and prioritize work orders to ensure timely completion and resident satisfaction; manage the work order process and maintain records.
  5. Oversee maintenance, cleanliness, and safety, ensuring compliance with fire and safety codes and overseeing construction projects. Report employee injuries promptly.
  6. Troubleshoot and repair systems such as HVAC, electrical, and plumbing to maintain functionality.
  7. Communicate regularly with the property manager, respond to emergencies, and follow up with residents to ensure satisfaction. Keep detailed records and suggest cost-saving initiatives.
  8. Implement preventative maintenance plans, be on call for emergencies, and ensure OSHA and safety law compliance, including regular inspections and maintaining a safe workplace.
  9. Mentor and train maintenance team members to enhance their skills and knowledge.

Qualifications:

  • At least two years of multifamily maintenance experience and/or training; a combination of education and experience will be considered.
  • High school diploma or GED preferred.
  • Minimum one year of supervisory experience preferred.
  • EPA certification required.
  • CPO certification preferred.
  • Proficiency in Microsoft Office Suite and project management tools.
  • Valid driver’s license required.

Physical Requirements:

  • Ability to walk, stand, climb stairs/ladders, access various areas.
  • May need to push/pull items, reach overhead, bend, stoop, kneel, and grasp tools.
  • Ability to see to perform inspections and read schematics and screens.
  • Ability to hear and understand verbal communications and detect sounds indicating issues.
  • Occasional lifting up to 50 pounds, with assistance for heavier items.
  • Operate maintenance tools, power tools, ladders, lifts, and office equipment.

Work Environment:

  • Primarily on-site, outdoors, exposure to elements.
  • May involve working in confined spaces, at heights, or in hazardous areas.
