Job summary

CoralTree Hospitality Group seeks a Maintenance Manager for Palmilla Beach Resort Vacation Rentals in Port Aransas, TX. You will lead the maintenance team to keep rental residences, common areas, and facilities safe, functional, and up to company standards.

Responsibilities include preventive maintenance planning, repairs, inspections, inventory, vendor relations, and coordinating owner-billable projects while safeguarding guest and owner experience.

Qualifications

• Three or more years of residential, hotel, resort, vacation-rental, facilities, or building-maintenance experience.
• Prior supervisory or management experience preferred.
• Strong working knowledge of preventive maintenance, general repairs, appliances, plumbing, electrical fixtures, HVAC-related systems, building materials, and vendor coordination.
• Demonstrated leadership, staffing, coaching, scheduling, performance-management, and project-management skills.
• Excellent verbal and written communication skills.
• Strong organizational skills with the ability to manage projects, establish priorities, and meet diverse deadlines.

• Represents Palmilla Beach Resort Vacation Rentals with courtesy and professionalism to owners, guests, vendors, and team members.
• Leads and develops the Maintenance team through regular communication, coaching, and performance management.
• Maintains a collaborative work environment with teamwork, accountability, and continuous improvement.
• Establishes performance standards, work priorities, safety practices, and quality requirements.
• Manages scheduling, timekeeping, payroll approvals, staffing needs, and performance documentation.
• Participates in recruiting, onboarding, training, and retention for the Maintenance team.
• Ensures proper safety procedures, PPE, tools, and equipment are used.
• Conducts routine audits of work areas and equipment to address safety or performance concerns.

The Maintenance Manager leads the maintenance operation for Palmilla Beach Resort Vacation Rentals. This position organizes, directs, and supports the Maintenance team to ensure rental residences, common areas, and operational facilities are safe, functional, well maintained, and prepared to company standards. The Maintenance Manager oversees preventive maintenance, repairs, inspections, inventory, vendor relationships, owner-billable projects, and team performance while protecting owner assets and supporting an exceptional guest and owner experience.

• Serves as a representative of Palmilla Beach Resort Vacation Rentals, displaying courtesy and professionalism to all owners, guests, vendors, and team members through positive action and attitude.
• Leads and develops the Maintenance team through regular communication, meetings, coaching,training, recognition, and performance management.
• Maintains a collaborative work environment and fosters a spirit of teamwork, accountability, and continuous improvement.
• Establishes clear performance standards, work priorities, service expectations, safety practices, and quality requirements.
• Manages scheduling, timekeeping, time-off requests, payroll approvals, staffing needs, and performance documentation in accordance with company practices.
• Participates in recruiting, interviewing, onboarding, training, and retention efforts for the Maintenance team.
• Ensures team members use proper safety procedures, personal protective equipment, tools, and equipment at all times.
• Conducts routine audits of work areas, equipment, vehicles, and maintenance practices to identify and address safety or performance concerns.
• Adheres to all applicable team member guidelines or standards set forth in the CoralTree Palmilla Beach Resort Vacation Rentals Team Member Handbook.
• Performs all job responsibilities in a safe and efficient manner.
• Attends meetings and company gatherings as assigned.

• Proficiency with Microsoft Word, Excel, Outlook, mobile work-order systems, and inventory or purchasing tools.
• Ability to work independently, exercise sound judgment, and take a proactive approach to problem resolution.
• Available to work a flexible schedule, including evenings, weekends, holidays, and emergency or oncall shifts as needed.
• Must have a valid Texas Driver's License and be insurable within the CoralTree Residence Collection system.
