Job summary

AKA Rittenhouse Square is seeking a Maintenance Manager in Philadelphia with a minimum of five years of experience to oversee day-to-day property operations and to lead the maintenance team in delivering exceptional resident service. The role requires ensuring safety, cleanliness, and adherence to brand standards across all spaces.

The position emphasizes strong communication with departments, adherence to conduct, and flexibility for nights, weekends, and holidays.

Qualifications

• 5+ years of prior experience in a role with similar responsibilities.
• HVAC Certifications and state electrical certification (if applicable).
• Knowledge of boilers, pumps, valves, hydraulics, generators, and HVAC systems.

Responsibilities

• Ensure effective communication and maintain professional relationships between all departments within the property and the AKA brand.
• Comply with the AKA team member responsibilities and code of conduct.
• Conduct weekly walkthroughs of the property with the Director of Engineering.
• Ensure timely completion of all assigned responsibilities.
• Attend and participate in all required team meetings.
• Ensure maintenance team members comply with image standards and are well presented.
• Perform daily walks of all areas to ensure cleanliness, safety, and brand standards.
• Manage exterior property maintenance including streetscape, sidewalk cleaning, snow removal, and façade upkeep.
• Collaborate with the team to set goals and metrics to heighten resident service.

AKA Rittenhouse Square is hiring for a Maintenance Manager with a minimum of 5 years of experience.

In this role you will be responsible for:

• Ensure effective communication, maintain a professional and harmonious working relationship between all departments within the property, throughout the AKA brand, other Korman Communities brands and the corporate office leadership team.
• Comply with the AKA team member responsibility and code of conduct as set forth in the AKA team member employment handbook.
• Conduct weekly walkthrough of property with Director of Engineering.
• Ensure timely completion of all assigned responsibilities.
• Attend and participate in all required team meetings.
• Ensure all maintenance team members are in compliance at all times with the image requirements and are well presented.
• Perform daily walks of all areas of responsibility throughout the property especially all maintenance services performed in the residences, lobby and common areas and back of house to ensure a functional work area and brand standards of safety, spotless cleanliness, consistency, standardization and meticulous attention to detail are implemented and experienced by both residents and team members.
• Manage and maintain property exterior including but not limited to streetscaping, sidewalk cleaning and snow removal, concrete maintenance and façade maintenance.
• Work closely with the maintenance team members to establish goals and measurements to heighten the overall resident service experience.

We’re looking for someone with:

• Any and all professional certifications and licenses' required by city, state and/or federal law
• Basic knowledge of Microsoft products to include word, excel and outlook
• Knowledge of boilers, pumps, valves and hydraulic systems, generators, motorized systems
• Knowledge of refrigeration and air conditioning systems (water-cooled and direct expansion), hydronics.
• Reading, writing and oral proficiency in the English language
• Minimum of five (5) years of prior experience in a role of similar responsibilities
• Meticulous attention to detail, motivational skills, verbal communication skills, written communication skills and manageability.
• Ability to be flexible with work schedule including nights, weekends and holidays
• HVAC Certifications, State Electrical board Certification (if applicable)
