Job summary

The Emlin Group is seeking a Maintenance Manager to lead on-site maintenance teams and coordinate preventive and reactive work across properties. You will oversee building systems, manage vendors, and partner with the Property Manager on budgeting and capital projects.

Ideal candidates bring strong leadership, HVAC/plumbing/electrical expertise, and experience in multifamily or commercial environments. This role offers hands-on, autonomous leadership and a focus on resident satisfaction.

Qualifications

• Proven experience as a Maintenance Supervisor, Service Manager, Chief Engineer, or similar leadership role.
• Strong technical knowledge of HVAC, plumbing, electrical, and general building systems.
• Experience in multifamily, commercial, hospitality, or mixed-use environments.
• Leadership experience managing maintenance staff and contractors.
• Ability to prioritize work, manage budgets, and plan for short- and long-term capital needs.
• Proficiency with Microsoft Office and property management/maintenance systems (Yardi, RealPage, or similar).
• Strong communication skills and a customer-service mindset.
• Pool maintenance experience or certification a plus.

Responsibilities

• Lead, train, and motivate the maintenance team to ensure high performance and resident satisfaction.
• Oversee preventive maintenance programs, service requests, and routine property inspections.
• Identify, document, and resolve maintenance issues and building deficiencies efficiently.
• Manage vendor relationships and oversee larger repairs, renovations, and capital improvement projects.
• Partner with the Property Manager to provide maintenance input for budgeting and operational planning.
• Ensure compliance with building codes, safety standards, and company policies.
• Participate in after-hours emergency on-call rotation as required.
