You will oversee budgeting, coordination with Leasing, and on-call rotations, while ensuring market-ready vacant units and accurate record-keeping in Entrata.

Qualifications

  • High school diploma, GED or equivalent.
  • Certified in HVAC or other industry recognized skill or trade.
  • Minimum 4 years related experience.
  • Minimum 1 year industry experience.
  • Experience managing teams preferred.
  • Must be able to complete and pass drug testing and background check.

Responsibilities

  • Directs the efforts to maintain cleanliness of the grounds and surrounding areas of the community with quality and attention to detail.
  • Follows through to ensure vacant units are in market-ready condition within company guidelines of excellence and timeliness.
  • Effectively communicates with Leasing Team to ensure vacant units are available as scheduled.
  • Provides excellent customer service to customers, including prospects, residents, and vendors.
  • Schedules and participates in On Call Emergency Rotation.
  • Leads the preservation of the asset through risk walks and curb appeal audits.
  • Prepares Incident Reports as needed.
  • Assists in the preparation of the annual property budgets.
  • Maintains and manages maintenance expenses within budget guidelines.
  • Maintains maintenance and capital purchase records via Entrata database.
  • Drives the growth and development of the team through effective coaching and counseling techniques.
  • Adheres to the letter and spirit of Fair Housing laws.
  • Completes assigned tasks and projects as directed by the Community Manager and communicates progress regularly.

Job description

The Maintenance Manager drives excellence in the presentation and curb appeal of the communities and preservation of the assets through leading, training and developing his or her maintenance team. The Maintenance Manager will oversee maintenance of an apartment community in Lubbock, TX.

Pay: $26.00 -$30.00 per hour

Position: Maintenance Manager

PRIMARY RESPONSIBILITIES:

QUALIFICATIONS:
  • Understanding of basic budgeting terms and processes
  • Ability to lead a maintenance team and delegate tasks effectively.
  • Organization and time management skills
  • Effective verbal and written communication skills
EDUCATION AND/OR TRAINING:
  • High school diploma, GED or equivalent
  • Certified in HVAC or other industry recognized skill or trade.
  • Minimum 4 years related experience.
  • Minimum 1 year industry experience
  • Experience managing teams preferred.
  • Must be able to complete and pass drug testing and background check

Job Type: Full-time

Salary: $26 - $30/Hour Depending on Experience
