The Maintenance Manager plans, coordinates, and performs schedule of preventive maintenance for equipment, machinery, tools, appliances and buildings by performing duties described in this document. Uses experience, knowledge and judgment to complete tasks with limited direction and supervision.
REPORTS TO:
Area Operational Director/Administrator or above.
SUPERVISORY RESPONSIBILITIES:
- Supervise direct and indirect reportsof the maintenance department. (Maintenance Coordinators)
- Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
- Responsibilities include interviewing, hiring, and training team members; planning, assigning, and directing work; appraising performance; rewarding and disciplining team members; addressing complaints and resolving problems.
DUTIES AND RESPONSIBILITIES:
- Manages work orders with Home Managers and other staff supervisors to determine when planned maintenance will least interfere with operation of residential or center activities.
- May manage a team of workers, regularly inspect sites, execute work as necessary, maintain equipment and assign workers to various projects.
- Builds, repairs, and installs counters, cabinets, benches, partitions, floors, doors, walls, building framework, and trim.
- Paints interior and exterior walls and trim. Installs glass in windows, doors, and partitions.
- Installs items such as window shades, venetian blinds, curtain rods, wall & ceiling fans and lights and door locks. Replaces damaged ceiling tile, floor tile, and wall coverings.
- Assures compliance to building code.
- Develops and coordinates with Administrator and Manager - Materials and Assets, plans for reconstruction, capital improvement or installation of new equipment, or buildings.
- Seeks bids for construction/renovation projects as appropriate.
- Suggests cost savings equipment when replacement is necessary.
- Estimates cost of parts, and supplies to be used during scheduled maintenance.
- Reviews manufacturer’s service manuals and records of maintenance problems to determine optimum frequency of preventive maintenance.
- All other duties as assigned.
MINIMUM QUALIFICATIONS:
- High school diploma or general education degree (GED)
- Licensed HVAC, General Contracting, Licensed or certified in electrical
- One to three years related experience and/or training preferred.
- Must maintain proficiency in company sponsored training and certifications.
PHYSICAL DEMANDS AND WORK ENVIRONMENT:
- Regularly required to lift 30 lbs.
- Must be able to lift a minimum of 70 lbs.
- Must be able to pull a minimum of 50 lbs.
- Must be able to squat, kneel, crawl, crouch, climb, and stoop.
- Must be able to regularly use hands to finger, handle, or feel objects, tools, or controls.
- Required to regularly stand and walk.
- Must be able to demonstrate proficiency in CPR from the floor level requiring to work on hands, knees, bending, standing and lifting.
- Vision requirements include close vision, distance vision, and peripheral vision.
- Must be able to talk and hear.
