Job summary

Senior Lifestyle Corporation is seeking a Maintenance Manager in Cincinnati to oversee the maintenance and upkeep of the physical plant, including buildings, grounds, and engineering systems. This working manager will supervise engineers and possibly other staff, reporting to the Director of Plant Operations.

• Associate’s Degree or equivalent from a two year college or technical school, or 2+ years related experience.
• 2+ years of related experience.
• English language fluency to perform duties and communicate with residents and staff.
• Basic computer proficiency.

Responsibilities

• Hire, train, discipline, and terminate department staff per HR policies.
• Implement and maintain preventative maintenance programs (TELS, daily checklist).
• Coordinate compliance with local, state, and federal building codes, MSDS, OSHA, EPA regulations.
• Coordinate with contractors to ensure insurance and licenses are current.
• Inspect life safety systems including extinguishers, sprinklers and alarms.
• Assist in creating capital budgets and obtaining bids for capital projects.
• Coordinate annual maintenance for apartments and common areas and refurbishment for move-ins.
• Maintain exterior property, landscaping, and snow removal.
• Schedule staffing and manage maintenance of offices and residential areas.
• Prepare and monitor approved budget.
• Maintain maintenance files and inventory of parts and equipment.
• Lead safety committee meetings and participate in Manager on Duty program.

Position Summary

The Maintenance Manager is responsible for the maintenance and upkeep of the physical plant including, building, grounds, and all engineering. Supervises the engineers and may be required to supervise other staff positions. This position is a working manager and reports to the Director of Plant operations.

• In consultation with the Executive Director, hire, train, discipline, and terminate department staff in accordance with Senior Lifestyle Corporation human resources policies.
• Implement and maintain preventative maintenance programs: TELS and daily checklist.
• Coordinate compliance with local, state, and federal building codes and guidelines, MSDS, OSHA, EPA regulations, fire codes and other relevant rules and regulations.
• Coordinate with contractors and venders making sure insurance and licenses are current.
• Conduct regular inspections of all Life Safety Systems including fire extinguishers, sprinkler and alarm systems. (Life Safety Experience Required)
• Work closely with Executive Director in creating scheduling capital budgets. Establish and obtains bids for all capital projects.
• Coordinate annual maintenance programs for apartments and common areas. Coordinate necessary repairs and maintenance in apartments and common areas including refurbishment for move-ins.
• Ensure that the outside of the property is maintained including landscaping and snow removal.
• Coordinate the removal of garbage and trash for the property.
• Coordinate Staffing schedules to ensure the proper maintenance of office public spaces, residential apartments, and grounds.
• Prepare and follow approved budget.
• Maintain utility consumption and expense files as well as all required maintenance files.
• Maintain inventory control for all general supplies parts and equipment.
• Schedule and conduct training sessions and department meetings.
• Inform Executive Director of any resident issues or concerns.
• Prepare resident charges/billing for extra services when applicable.
• Understand and implement the role of the departments safety and disaster plan.
• Head safety committee meetings.
• Participate in the Manager on Duty program.

Qualifications

Level of Formal Education: An Associate’s Degree or equivalent from a two year college or technical school: or Two years related experience and/or training equivalent combination of education and applicable experience.

Years of Experience: 2+ years

Language Skills: Acceptable fluency in English in order to perform job duties and speak, read, write, and communicate with supervisors, coworkers, residents, and applicable third parties.

Technical Competencies: Basic computer proficiency
