Job summary

Senior Lifestyle Corporation is seeking a Maintenance Manager for Wellspring Health Care Center. The role oversees the maintenance and upkeep of the physical plant, including buildings, grounds, and all engineering.

This working manager supervises engineers and other staff, reporting to the Director of Plant Operations. Responsibilities include budgeting, capital project bidding, life safety inspections, and coordination with executives to ensure compliant operations.

Qualifications

• Associate's Degree or equivalent from a two year college or technical school, or 2+ years related experience.
• 2+ years of experience in maintenance management.
• English fluency to read, write, speak with staff and residents.

Responsibilities

• Hire, train, discipline, and terminate department staff in line with HR policies.
• Implement and maintain preventative maintenance programs.
• Coordinate with building codes, MSDS, OSHA, EPA regulations and fire codes.
• Coordinate with contractors and vendors ensuring licenses and insurance are current.
• Conduct regular inspections of Life Safety Systems (Fire extinguishers, sprinkler, alarm systems).
• Work with Director of Plant Operations on budgets and bids for capital projects.
• Coordinate maintenance for apartments and common areas, including refurbishments for move-ins.
• Maintain exterior property upkeep, landscaping, and snow removal.
• Coordinate garbage removal and staffing schedules for maintenance areas.
• Prepare and follow approved budget; maintain maintenance and inventory files.

Position Summary:

The Maintenance Manager is responsible for the maintenance and upkeep of the physical plant including, building, grounds, and all engineering. Supervises the engineers and may be required to supervise other staff positions. This position is a working manager and reports to the Director of Plant operations.

• In consultation with the Executive Director, hire, train, discipline, and terminate department staff in accordance with Senior Lifestyle Corporation human resources policies.
• Implement and maintain preventative maintenance programs: TELS and daily checklist.
• Coordinate compliance with local, state, and federal building codes and guidelines, MSDS, OSHA, EPA regulations, fire codes and other relevant rules and regulations.
• Coordinate with contractors and venders making sure insurance and licenses are current.
• Conduct regular inspections of all Life Safety Systems including fire extinguishers, sprinkler and alarm systems. (Life Safety ExperienceRequired)
• Work closely with Executive Director in creating scheduling capital budgets. Establish and obtains bids for all capital projects.
• Coordinate annual maintenance programs for apartments and common areas. Coordinate necessary repairs and maintenance in apartments and common areas including refurbishment for move-ins.
• Ensure that the outside of the property is maintained including landscaping and snow removal.
• Coordinate the removal of garbage and trash for the property.
• Coordinate Staffing schedules to ensure the proper maintenance of office public spaces, residential apartments, and grounds.
• Prepare and follow approved budget.
• Maintain utility consumption and expense files as well as all required maintenance files.
• Maintain inventory control for all general supplies parts and equipment.
• Schedule and conduct training sessions and department meetings.
• Inform Executive Director of any resident issues or concerns.
• Prepare resident charges/billing for extra services when applicable.
• Understand and implement the role of the departments safety and disaster plan.
• Head safety committee meetings.
• Participate in the Manager on Duty program.

Qualifications

Level of Formal Education: An Associate's Degree or equivalent from a two year college or technical school: or Two years related experience and/or training equivalent combination of education and applicable experience.
Years of Experience: 2+ years
Language Skills: Acceptable fluency in English in order to perform job duties and speak, read, write, and communicate with supervisors, coworkers, residents, and applicable third parties.
Technical Competencies: Basic computer proficiency
