Job summary

Senior Lifestyle is seeking a Maintenance Manager to oversee the physical plant, buildings, grounds and engineering. You will supervise engineers and other staff, coordinate safety and compliance, and manage preventive maintenance.

The role requires an Associate’s degree or equivalent and a minimum of 2 years’ related experience, plus strong English proficiency and basic computer skills. Hourly pay is $25.00.

Qualifications

  • Associate’s Degree or equivalent from a two year college or technical school; or two years related experience and/or training.
  • Two years related experience and/or training equivalent combination of education and applicable experience.

Responsibilities

  • Maintain and upkeep of the physical plant including building, grounds and all engineering.
  • Supervise engineers and may supervise other staff positions.
  • Coordinate compliance with local, state, and federal building codes and guidelines, MSDS, OSHA, EPA regulations, fire codes.
  • Coordinate with contractors and vendors ensuring insurance and licenses are current.
  • Conduct regular inspections of Life Safety Systems including fire extinguishers, sprinkler and alarm systems.
  • Prepare and follow approved budget; head safety committee meetings.

Job description

In this role you will be responsible forthe maintenance and upkeep of the physical plant including, building, grounds and all engineering. Supervises the engineers and may be required to supervise other staff positions. This position reports to the Executive Director.

  • In consultation with the Executive Director, hire, train, discipline, and terminate department staff in accordance with Senior Lifestyle Corporation human resources policies.
  • Implement and maintain preventative maintenance programs: TELS and daily checklist.
  • Coordinate compliance with local, state, and federal building codes and guidelines, MSDS, OSHA, EPA regulations, fire codes and other relevant rules and regulations.
  • Coordinate with contractors and venders making sure insurance and licenses are current.
  • Conduct regular inspections of all Life Safety Systems including fire extinguishers, sprinkler and alarm systems.
  • Work closely with Executive Director in creating scheduling capital budgets. Establish and obtains bids for all capital projects.
  • Coordinate annual maintenance programs for apartments and common areas. Coordinate necessary repairs and maintenance in apartments and common areas including refurbishment for move-ins.
  • Ensure that the outside of the property is maintained including landscaping and snow removal.
  • Coordinate the removal of garbage and trash for the property.
  • Coordinate Staffing schedules to ensure the proper maintenance of office public spaces, residential apartments, and grounds.
  • Prepare and follow approved budget.
  • Maintain utility consumption and expense files as well as all required maintenance files.
  • Maintain inventory control for all general supplies parts and equipment.
  • Schedule and conduct training sessions and department meetings.
  • Inform Executive Director of any resident issues or concerns.
  • Prepare resident charges/billing for extra services when applicable.
  • Understand and implement the role of the departments safety and disaster plan.
  • Head safety committee meetings.
  • Participate in the Manager on Duty program.
  • Hourly Pay Rate: $25.00.
Level of Formal Education:

An Associate’s Degree or equivalent from a two year college or technical school: or Two years related experience and/or training equivalent combination of education and applicable experience.

Years of Experience:

2+ years

Language Skills:

Acceptable fluency in English in order to perform job duties and speak, read, write, and communicate with supervisors, coworkers, residents, and applicable third parties.
