The Position: The Maintenance Manager is responsible for maintaining and enhancing the value of a well-run property, ensuring excellent customer service, and upholding the property’s reputation.

The Property: The Quarters at Bloomington is a premier housing community with 178 units and 477 beds, designed for Indiana University – Bloomington students.

This is a full-time position, Monday - Friday, 8:30am to 5:00pm. Nights or weekends may occasionally be required depending on business needs.

The compensation range is $26.00 - $31.00/hour plus bonus potential, based on market data, experience, skills, and location.

Responsibilities & Duties:

• Model and promote Tailwind Group’s core values: Entrepreneurial, Versatile, Responsive, Innovative, and Integrity.
• Monitor the property’s sites, amenities, and common areas for cleanliness and curb appeal.
• Provide excellent customer service to residents, prospects, vendors, and community members.
• Manage work orders, ensuring timely completion and quality standards.
• Solicit bids, negotiate contracts, and oversee work by contractors.
• Respond to emergency issues outside regular hours.
• Develop preventative maintenance programs to reduce costs.
• Assist in employee recruitment and adherence to company values.

Requirements:

• At least three years of building maintenance experience, student housing experience preferred.
• Experience with HVAC and appliance repair.
• Supervisory experience of one or more years.

Knowledge, Skills, & Abilities:

• Knowledge of pool service and maintenance; willingness to become a Certified Pool Operator.
• Strong organizational, administrative, and communication skills.
• Self-motivated team player.
• Ability to lift up to 50 lbs.
• Ability to stand, lift, and bend for up to 8 hours in various environments.
• Experience with Entrata software is preferred.
• Willingness to fulfill rotating on-call duties.
