National Development is seeking a full-time Maintenance Manager for The Frederick Apartments in Belmont, MA. The role leads maintenance operations across a brand-new 112-unit community, ensuring top-notch resident service and timely issue resolution.

You will oversee preventive maintenance, vendor management, and capital projects, while supporting budgeting and cost control. Strong leadership and communication are essential to coordinate across-site teams and vendors.

Qualifications

• 2+ years in Residential Property Management (manager level preferred).
• Experience with new build/lease-up properties.
• Skilled in maintenance, turnover and building systems.
• Ability to work independently and take initiative.
• Excellent written and verbal communication.

Responsibilities

• Maintain interior and exterior physical condition of the property in a professional manner.
• Perform routine inspection and preventive maintenance of building systems.
• Coordinate response to resident maintenance requests promptly.
• Handle emergencies and communicate issues to supervisor and team.
• Create and manage on-call schedule with neighboring sites.
• Oversee apartment turnover process and timelines.
• Oversee selection and management of maintenance vendors.
• Manage capital projects on-site including bid processes and construction management.
• Assist with creation of the property budget and ensure cost effectiveness.

Description

The Opportunity:

National Development is looking for a full-time Maintenance Manager for The Frederick Apartments, located in Belmont, MA. This is a brand new 112 unit multi-family community. The ideal candidate is a proven leader and must be skilled in all areas of general maintenance and must be able to perform physical maintenance operations of the property.

As a Maintenance Manager, Your Primary Responsibilities Include

• Maintain the interior and exterior physical condition of the assigned property in a professional manner
• Conduct routine inspection and preventive maintenance of all building-related systems
• Coordinate response to resident maintenance requests in a timely and efficient manner
• Reliably handle emergency situations and quickly communicate issues to your supervisor and fellow team members
• Develop and manage an on-call schedule with neighboring sites
• Effectively manage the apartment turnover process
• Oversee selection and management of all maintenance-related vendors
• Manage capital projects onsite as needed including the bid process and project/construction management
• Assist with the creation of the property budget and ensure cost effectiveness across all maintenance-related areas

What You Bring To Us

• 2+ years of experience in Residential Property Management (preferably as a Manager)
• Experience in new build/lease up buildings
• Skilled in all areas of maintenance, turnover, and building systems
• Willingness to jump in and learn new tasks and systems
• Ability to work independently
• Desire to take initiative and solve problems
• Excellent communication skills, both written and verbal
