Job summary

Morgan Properties is seeking Make-Ready Technicians to prepare vacant apartments for market-ready condition. This role emphasizes non-technical tasks such as caulking, drywall repair, touch-up painting, and testing locks to ensure readiness for showings.

Ideal candidates have a valid driver’s license and a vehicle within a 30-minute commute, with HVAC/EPA/CFC certification preferred and at least one year of related experience. Join a team focused on dependable maintenance and safety.

Qualifications

• Live within a 30-minute commute of the property.
• HVAC/EPA/CFC Certification preferred.
• One-year related experience, or equivalent education and experience.

Responsibilities

• Prepare vacant apartments for market-ready condition by performing non-technical tasks such as caulking, drywall repair, and touch-up painting.
• Test all locks and key sets and assist in inspection of the property.
• Maintain exterior lighting, grounds, and common areas including snow removal.
• Assist Maintenance Technicians, Porter, and Housekeeper as necessary.
• Help with pool maintenance and general site upkeep.
• Be available on notice for snow/ice and other site emergencies.

Now hiring Make-Ready Technicians!

The Make-Ready Tech prepares vacant apartments for market ready condition by performing various non-technical functions including, but not limited to:

• Caulking
• Drywall repair
• Touch up painting
• Test all locks and key sets
• Assist in inspection of property
• Maintaining exterior lighting
• Ground equipment repair and preventative maintenance
• Maintain grounds and common areas including picking up trash, sweeping sidewalks and driveways, snow removal, etc.
• Assist the Maintenance Technician(s), Porter, and Housekeeper as necessary
• Pool maintenance
• Must be available, on notice, in event of snow and/or ice and other site emergencies.

Compensation & Incentives

• Base Pay: $18.00 – $20.00 per hour
• Up to 20% Rent Discount
• Property Staff Shared Renewal Commissions

Hours & Schedule

• Monday – Friday: 8am-5pm
• Paid rotating on-call participation required
