Key Responsibilities

1. Prepare Market Ready apartments, including painting, carpet repairs, cleaning, general repairs, and housekeeping duties to ensure a quality move-in experience.
2. Perform routine interior and exterior community maintenance such as painting, snow/ice removal, gutter cleaning, replacing filters, and working with trash compactor.
3. Perform routine maintenance and repair on community equipment, including plumbing, electrical, HVAC, carpentry, and mechanical repairs.
4. Respond promptly and professionally to repair requests and maintenance concerns from residents and staff.
5. Report maintenance concerns on vacant units, common areas, equipment malfunctions, and hazardous conditions to the Maintenance Supervisor.
6. Maintain resident privacy and obtain proper authorization before entering resident apartments.
7. Ensure all maintenance items are stored safely to prevent injuries.
8. Deliver superior customer service and represent the company professionally.
9. Attend in-service training and work with vendors as instructed.
10. Follow all safety/OSHA requirements and be knowledgeable of fair housing laws.

Qualifications & Skills

• Must be at least 18 years old.
• Advanced knowledge of HVAC, plumbing, electrical, carpentry, and mechanical systems; HVAC certification required.
• Strong customer service skills with a passion for assisting residents.
• Excellent communication, problem-solving, and interpersonal skills.
• Ability to multitask, prioritize, and work efficiently in a fast-paced environment.
• Detail-oriented with strong organizational and time management skills.
• Willing to work flexible hours, including on-call, weekends, and holidays.

Preferred Education & Experience

• 3+ years of maintenance experience preferred.
• HVAC, EPA, and/or CPO certifications preferred.
• Valid driver’s license and reliable transportation may be required.
• High school diploma or equivalent required.
