Qualifications

The Position:

Performs technical and non-technical routine maintenance duties on a wide variety of building and facility equipment fixture and systems. Repairs a variety of equipment, machines and systems that includes heating, cooling, plumbing, and electrical items used in the daily operations of the property. Performs the installation of new equipment and parts as necessary. Updates maintenance and repair records as appropriate. Reviews maintenance requests, identifies, recommends, and implements optimum solutions. Performs preventative maintenance inspections and preventative maintenance services. Completes work, which complies with regulatory codes. Ensures that the premises are always clean and orderly. May also include some responsibilities for ground maintenance.

  • Inspects, repairs, installs, modifies, and maintains plumbing fixtures in heating, water, and drainage systems. Identifies electrical, plumbing and safety problems applicable to the installation and takes necessary corrective action.
  • HVAC tasks including system installation and repair. Ability to troubleshoot control systems. General preventative maintenance and repair on all types of refrigeration and heating equipment. Operates automated control systems including diagnostic, temperature control and resolving related maintenance requirements.
  • Carpentry including patching, building, repairing structural damage, painting interior/exterior and wall papered surfaces. Perform rough and finish carpentry duties in the maintenance, repair and alteration and construction of buildings and equipment. Operate woodworking machines and use a variety of hand and power tools. Perform such duties as making and/or repairing counters, cabinets, benches, partitions, doors, floors and building framework.
  • Installs, maintains, and repairs electrical systems, apparatus, and electrical and electronic components of industrial machinery and equipment, following electrical code, manuals, schematic diagrams, blueprints, and other specifications, using hand tools, power tools, and electrical and electronic test equipment.
  • Installs power supply wiring and conduit for newly installed machines and equipment.

Requirements

  • High School Diploma or GED Certificate required.
  • 2-year Associate Degree or Technical/Trade School Certificate.
  • Required to have Verification and Licenses to comply with code requirements, which may include Electrical, Plumbing HVAC, and Certified Service Personnel.
  • Building Maintenance or Engineering certifications in associated areas may be acceptable as background and experience requirements.
  • Experience in lieu of certification, which do not have formal licensing procedures, shall be evaluated, and may be substituted. Minimum 4 years of experience of experience in the building maintenance, construction, or related repair field. Experience may be substituted for educational requirements with Facilities Management approval, in the following fields: carpentry, HVAC, electrical, plumbing, appliance or equipment repair.
  • Analytical/mathematics skills essential.
  • Excellent organizational, verbal, interpersonal, and customer relations skills.
  • Ability to handle multiple priorities and tasks.
  • Must be able to work from wiring diagrams, blueprints, etc.
  • Capable of reading, comprehending, and implementing written instructions and blueprints.
  • Must be computer literate and able to perform necessary clerical duties
  • Must be able to obtain a Class III Gaming License.
  • Must have or be able to obtain certificates or licenses for specialty trades.
  • Current and valid Oregon Driver’s License with the ability to qualify for the UIDC Drivers Program.
  • Maintain a neat, clean, and well-groomed appearance at all times. Compliance with dress code and uniform requirements is mandatory (specific standards available).
