Job summary

Real Estate Equities is seeking a Maintenance Lead to join our team at our Northtown, Columbia Court and Spring House locations in Columbia Heights, MN. The role oversees maintenance, repairs, and preventive tasks to keep units and common areas in good condition.

The position requires leadership abilities, 3-5 years of residential maintenance experience, and active licenses such as CPO and boiler certification.

Qualifications

• Must possess appropriate licenses & certifications, i.e. CPO.
• Boiler license and certification required.
• 3-5 years of previous residential maintenance experience, preferred.

Responsibilities

• Provide residents with exceptional customer service and foster good resident relations.
• Be a valuable leader in an effective on-site team.
• Know and adhere to all standards of quality.
• Ensure maintenance staff adheres to uniform dress codes.
• Ensure budgetary guidelines are met and prioritize expenditures to stay within budget.
• Initiate measures to improve methods, equipment performance and quality of work.
• Plan and schedule work and on-call schedules.
• Oversee and maintain daily service request system, complete service requests and follow-up calls.
• Oversee and maintain preventive maintenance schedule and complete preventive maintenance.
• Oversee and maintain physical appearance of the community.
• Oversee and perform apartment turnover duties.
• Oversee and perform the repair and replacement of appliances.
• Oversee and maintain MSDS and safety procedures.
• Adhere to safety regulations and codes.
• Oversee maintenance inventory and logs.
• Maintain safe maintenance shop and storage areas.
• Maintain lock-out/tag-out safety station and Key Control.
• Prepare and negotiate maintenance contracts; work with contractors on snow removal and lawn care.
• Oversee HVAC equipment and pools/spas.
• Shovel/sweep snow; work in extreme weather.

Purpose: Maintain and repair property plumbing, appliances, HVAC, and equipment to ensure it is kept in good condition and operates correctly. Respond to Yardi Maintenance requests and assist with unit turns.

Maintenance Lead Non-Essential Job Duties and Responsibilities:

• Perform/prepare special projects
• Perform other duties, as assigned

Maintenance Lead Position Requirements:

• Must possess appropriate licenses & certifications, i.e. CPO
• Must have boiler license and certification
• Must have previous residential maintenance experience
• Valid driver’s license, insurance, and reliable transportation
• 3-5 years of previous maintenance experience, preferred
• Must have knowledge of basic maintenance repair
• Must possess the ability to communicate effectively, both verbally and in writing
• Preferred but not required: Bilingual

Maintenance Lead Physical Requirements

• Must be able to bend, stoop, kneel, crouch, crawl, pull and push
• Ability to lift 50lbs to chest height
• Ability to work with hands over their head and perform duties while standing on a ladder
• Work with and around mold, dust, paint and chemicals with proper safety gear and protection
• Ability to understand and follow instructions
