General Summary

Responsible for coordinationof maintenance operations at assigned property.

Principal Responsibilities
  • Major duties include basic repair work, painting, wall covering, plumbing, electrical work, pool operations, preventative maintenance, and indoor and outdoor groundsupkeep.
  • Foster a positive, cooperative work environment between staff and management.
  • Assists in the supervision of employees in assigned department. Carries out supervisory responsibilities in accordance with the organizations’ policies and applicable laws.
  • Supervisory responsibilities include interviewing, hiring, training employees, appraising performance, rewarding and disciplining employees; planning, assigning, directing work, addressing complaints and resolving problems.
Job Duties
  • Problem Solving- Identifies and resolvesproblems in a timely manner. Developsalternative solutions, uses reason at all times. Makes timely decisions while exhibiting soundjudgment. Includes appropriate people indecision making process.
  • Project Management – Prepares and supportsthose affected by change, monitors transition, and evaluates results. Ensure routine preventative maintenance onlaundry equipment, heating and air conditioning units, ice machines, fireextinguisher, fire and smoke alarms, lawn sprinkler, lawn equipment, exerciseequipment and plumbing are performed in accordance with company and brandstandards. Evaluate and select vendorsthat are reliable and provide good value for their price. Maintain a work order assignment boards and tracks completed/pending work orders in compliance with BLA standards. Follows up on all incomplete work orders to inform the requesting guest or department of the status.
  • Customer Service – Maximize Customer Serviceby attaining 80% or better on Franchise Guest Service Scores. Respond and resolve all guest complaintstimely and appropriately. Respondspromptly to customer needs, requests for service and assistance.
  • Communication – Speaks clearly and persuasively in positive or negative situations. Communicates change effectively. Communicates changes in room status to the front desk.
  • Team Work - Upholds organizational values, treats people with respect and promotes a harassment free environment. Coordinate with other departments to fulfill guest special requests.
  • Quality Management – Assists in achieving BLAminimum scoring standard on all Brand Quality Assurance inspections. Must maintain 80% or higher on Franchiseproduct quality scoring. Inspect roomsand public areas for preventative maintenance upkeep on a daily basis. Strives to increase productivity. Develop and maintain maintenance departmentprograms to ensure that the quality criteria are met.
  • Adaptability – Able to deal with frequent change, delays or unexpected events, changing approach or method to best fit asituation.
  • Initiative – Take independent actions and calculated risks, meets challenges with resourcefulness, generates suggestion for improving work and takes responsibility for own actions. Delegates work assignments, sets expectationsand monitors delegated activities. Asksfor and offers help when needed.
  • People Management – Ensures each employee completes orientation and required brand training. Assists General Manager in ensuring employeeperformance reviews are performed timely and in accordance with standards. Ensure proper and timely execution of allemployee related documentation (i.e. new hire paperwork, separation reporting, status changes, benefits documentation, etc.). Assists in Maintaining effective employee relations programs within thehotel. Provides regular performance feedback to all employees. Manages difficult or emotional employee situations. Develops subordinates skills and encourages growth.
  • Safety and Security – Maintain proper chemicallevels in pool and spa areas in accordance to local health codes. Educate department personnel on emergencyprocedures and safety precautions. Maintains key control files and locks.
  • Business Acumen – Understands businessimplications of decisions, aligns work with strategic goals. Participates in the preparation on the maintenance budget, codes invoices and follows all bid processes. Seeks out cost reduction methods while ensuring no impact to guest perception of the hotel.
