We pride ourselves on our dedication to excellence and are looking for a passionate and skilled Maintenance Director to join our team.

Job Summary:

The Maintenance Director oversees all maintenance operations for the facility, ensuring that all buildings, equipment, and grounds are safe, clean, and well-maintained. This role requires strong leadership skills, effective communication abilities, and a proactive approach to preventive maintenance. The Maintenance Director will manage a maintenance team and collaborate closely with other departments to uphold the highest standards of safety and functionality.

Key Responsibilities:

- Leadership and Management:

- Supervise and lead a team of maintenance staff, providing guidance, training, and performance evaluations

- Develop and implement maintenance policies, procedures, and best practices.

- Manage staffing schedules, budgets, and resource allocation for maintenance operations.

-Must have strong knowledge of AHCA standards, CEMP composition and county and state regulatory requirements

- Maintenance Oversight:

- Oversee the planning and execution of preventive maintenance programs and inspections of facilities and equipment.
- Coordinate and ensure timely repairs and maintenance needs are addressed, minimizing downtime.
- Manage relationships with external contractors and vendors for specialized maintenance projects.

- Safety and Compliance:

- Ensure all maintenance activities comply with local, state, and federal regulations, including safety standards and codes.
- Conduct regular safety inspections and audits on facilities and equipment, addressing any deficiencies promptly.
- Implement and manage safety training programs for maintenance staff.

- Budget Management:

- Prepare and manage the maintenance department budget, ensuring efficient use of resources and adherence to financial guidelines.
- Identify opportunities for cost savings and implement strategies to reduce maintenance expenses.

- Communication and Collaboration:

- Collaborate with other departments to assess facilities' needs and priorities.
- Communicate maintenance schedules, updates, and issues effectively to staff and leadership.
- Provide reports and updates to upper management regarding maintenance projects, budgets, and team performance.

-Qualifications:

- Bachelor’s degree in Facilities Management, Engineering, or a related field .
- Minimum of 5 years of experience in maintenance management, preferably in the assisted living/memory care industry.
- Strong knowledge of HVAC, plumbing, electrical systems, and general facility maintenance practices.
- Proven leadership skills with the ability to manage a diverse team effectively.
- Excellent problem-solving and organizational skills.
- Strong communication and interpersonal skills, capable of working with various teams and stakeholders.
- Familiarity with safety regulations and compliance requirements.
- Proficient in maintenance management software and Microsoft Office Suite.

-Physical Requirements:

- Ability to lift heavy objects, climb ladders, and perform physical tasks as needed.
- Willingness to be on-call for emergencies and after-hours support.
