Job summary

Kisco Senior Living is seeking a Maintenance Director for Cedarwood at Sandy to oversee maintenance, housekeeping operations, and safety standards within a senior living community.

You will manage budgets, coordinate vendor relationships, and ensure compliance with Life Safety systems while leading a team to deliver exceptional service to residents.

Qualifications

• Bachelor's degree preferred
• 6–8 years of related experience
• Maintenance Manager, Housekeeping Management or Senior Living experience is a plus
• Proficient in Excel, Word and other systems
• Must have knowledge of Life Safety systems (fire alarms, fire sprinklers, Ansul)
• Vendor and project management experience
• Experience with security systems, apartment renovations, landscaping, elevators, HVAC PMs, tenant improvements, pest control, utilities

Responsibilities

• Maintain inventory and records for equipment and supplies

• Prepare staffing schedules to balance service needs and costs
• Oversee apartment turns, readiness, transfers and move-outs

Job Description

The Maintenance Director at Cedarwood at Sandy oversees maintenance, housekeeping services, departmental budget, and operational/safety standards.

What will I do every day?

• Proactively manage the physical condition of the community
• Oversee landscape and grounds keeping maintenance & ensuring safety
• Manage vendor and contractor relationships
• Ensure implementation of Safety & Disaster Preparedness Plan, Policies & Procedures and regulatory compliance (e.g. licensing, OSHA, etc.).
• Procure new equipment, supplies, and/or furnishings
• Maintain inventory of equipment and supplies
• Maintain required records, reports, and equipment/supply manuals
• Participate in all property inspections
• Interview, hire, train, manage and retain highly effective associates
• Prepare a staffing schedule that services the needs of the community while managing labor and material costs
• Execute the apartment turn, apartment readiness, transfer, and move-out processes effectively and compassionately
• Perform other related duties as required

What will I need to be successful in this role?

• Bachelor's degree preferred
• 6 to 8 years' related experience
• Maintenance Manager, Housekeeping Management or Senior Living experience is a plus
• Proficient in Excel, Word and other systems
• Must have knowledge of Life Safety systems (fire alarms, fire sprinklers, Ansul)
• Vendor and project management experience
• Security systems, apartment renovation contractors, landscaping, elevator, HVAC PM's, Tennent Improvement work, pest control, GPO, utilities, etc.
• Be self-starter to manage Capital Budgets and Expenditures and manage projects from bidding to end of job

Special Requirements and/or Certifications:

• Technical training in HVAC, plumbing and construction with three years' experience preferred, or a minimum of 5 years' experience in apartment maintenance or related trade.
• Must have knowledge of Asset Management, preventative maintenance, equipment inventory and Work order systems, showing examples of each
• Sales support with apartment turns & renovations, transfers, processing appropriate paperwork, setting expectations for rent ready apartments and unit punch
