Job summary

Kisco Senior Living seeks an Environmental Services Director at Park Terrace in California to oversee maintenance, housekeeping, budgets, and safety compliance. The role requires coordinating with vendors, managing capital projects, and hiring/training staff to deliver exceptional resident service.

The ideal candidate will have strong facilities management experience, familiarity with life-safety systems, and CMMS proficiency, with Monday–Friday or flexible weekend support.

Qualifications

• Bachelor’s degree preferred.
• 6 to 8 years’ related experience.
• Technical training in HVAC, plumbing and construction with 3 years of experience or a minimum of 5 years experience in apartment maintenance or related trade.
• Maintenance Manager experience a plus.
• Housekeeping Management experience a plus.
• Senior Living or Hotel experience a plus.
• Proficient in Excel, Word and other systems.
• Must have knowledge of Life Safety systems (fire alarms, fire sprinklers, Ansul).
• Vendor and project management experience.
• Security systems, apartment renovation contractors, landscaping, elevator, HVAC PM’s, Tennent Improvement work, pest control, GPO, utilities, etc.
• Be self-starter to manage Capital Budgets and Expenditures and manage projects from bidding to end of job.

Responsibilities

• Maintain required records, reports, and equipment/supply manuals.
• Participate in all property inspections.
• Interview, hire, train, manage and retain highly effective staff.
• Prepare a staffing schedule.
• Execute the apartment turn, apartment readiness, transfer, and move-out processes effectively and compassionately.
• Perform other related duties as required.

Job description

We are hiring an Environmental Services Director at our beautiful community Park Terrace. The Environmental Services Director oversees maintenance, housekeeping services, departmental budget, and operational/safety standards.

This position works Sunday-Thursday or Tuesday-Saturday onsite.

What will I do every day?

• Proactively manage the physical condition of the community
• Oversee landscape and grounds keeping maintenance & ensuring safety

Special Requirments And/or Certifiations

• CMMS (Computer Maintenance Management System) experience
• Must be CMMS proficient – Kisco is using the Dude Solutions WorxHub solution.
• Software experience (TELS, eMaint., Fiix, FTMaintenance, ManagerPlus) a plus
• Technical training or HVAC certification is required
• Must have knowledge of Asset Management, preventative maintenance, equipment inventory and Work order systems, showing examples of each
• Sales support with apartment turns & renovations, transfers, processing appropriate paperwork, setting expectations for rent ready apartments and unit punch
