Job summary

Luxor at Mills Pond Rehabilitation & Nursing Center is seeking an experienced Maintenance Director to lead our maintenance department and ensure a safe, compliant, and well-maintained facility for residents and staff in St. James, NY.

The ideal candidate will oversee preventive maintenance, manage staff, coordinate inspections, and drive capital projects while maintaining budgets and vendor relationships. This is a full-time, in-person role with on-call responsibilities.

Qualifications

• Previous Maintenance Director or supervisory maintenance experience in a healthcare setting (Skilled Nursing/ Rehab).
• Strong knowledge of HVAC, plumbing, electrical, mechanical systems, and building maintenance.
• Understanding of Life Safety Code, OSHA, CMS standards, and health department requirements.
• Excellent leadership, organizational, and problem-solving skills.
• Ability to manage multiple projects in a fast-paced environment.
• Strong communication and interpersonal skills.
• Valid driver’s license preferred.

Responsibilities

• Direct and oversee maintenance, repair, and preventative maintenance programs.
• Maintain building, grounds, and equipment in a safe, efficient manner.
• Supervise, train, and schedule maintenance staff.
• Create preventive maintenance schedules for HVAC, plumbing, electrical, and life-safety systems.
• Ensure regulatory compliance with CMS, OSHA, NFPA, and health authorities.
• Coordinate inspections, certifications, and testing of facility systems.

Luxor at Mills Pond Rehabilitation & Nursing Center is seeking an experienced and hands‑on Maintenance Director to oversee the daily operations of our Maintenance Department. This is an outstanding opportunity for a motivated leader who takes pride in maintaining a safe, efficient, and welcoming environment for our residents, visitors, and staff.

The Maintenance Director is responsible for ensuring the facility, equipment, and grounds are maintained in compliance with all federal, state, and local regulations while supporting the highest standards of resident care and safety.

Responsibilities

• Direct and oversee all maintenance, repair, and preventative maintenance programs throughout the facility.

• Ensure the building, grounds, and equipment are maintained in a safe and efficient manner.

• Supervise, train, and schedule maintenance personnel.

• Develop and implement preventative maintenance schedules for HVAC, plumbing, electrical, mechanical, and life safety systems.

• Ensure compliance with all applicable CMS, OSHA, NFPA, Department of Health, and local regulatory requirements.

• Coordinate inspections, certifications, and required testing of facility systems and equipment.

• Maintain emergency preparedness plans and ensure emergency equipment is operational.

• Manage vendor relationships and coordinate outside contractors as needed.

• Oversee facility projects, renovations, and capital improvements.

• Monitor department budgets, inventory, and purchasing of maintenance supplies.

• Respond promptly to maintenance requests and emergency situations.

• Maintain documentation of maintenance activities, inspections, and regulatory compliance.

• Participate in Life Safety surveys and assist during state and federal inspections.

Qualifications

• Previous Maintenance Director or supervisory maintenance experience in a Skilled Nursing Facility, Rehabilitation Center, Hospital, or healthcare environment preferred.

• Strong knowledge of HVAC, plumbing, electrical, mechanical systems, and general building maintenance.

• Thorough understanding of Life Safety Code, OSHA regulations, CMS standards, and Department of Health requirements.

• Excellent leadership, organizational, and problem-solving skills.

• Ability to prioritize multiple projects in a fast-paced environment.

• Strong communication and interpersonal skills.

• Valid driver's license preferred.
