JOB TITLE: MAINTENANCE DIRECTOR

REPORTS TO: ADMINISTRATOR

JOB SUMMARY: The Maintenance Director is responsible for planning, organizing, directing, controlling, and evaluating the maintenance program and services, grounds maintenance, and upkeep.

ESSENTIAL FUNCTIONS:

• Direct or perform duties concerned with plumbing, painting, carpentry, mechanical, heating, cooling, water systems and minor electrical work.
• Monitor and supervise all service contracts or other outside contract work.
• Oversee maintenance of grounds, parking lots, driveways, sidewalks, and security.
• Manage transportation services, including maintenance of vehicles and campus equipment.
• Serve as electrician for repairing minor electrical issues and installing new equipment.
• Perform plumbing tasks such as assembling, installing, and repairing pipes, fittings, fixtures, and unclogging drains.
• Act as a carpenter for alterations, repairs, and maintenance of buildings, floors, roofs, stairways, partitions, doors, windows, and furniture.
• Operate power tools and machinery such as saws, drills, planers, and sanders.
• Maintain tools and machinery in good condition and ensure safety standards are met.
• Coordinate fire safety inspections and address deficiencies.
• Maintain compliance with regulations, standards, and fiscal considerations.
• Develop and review maintenance logs and equipment records.
• Ensure timely repairs and proper care of equipment and furnishings.
• Arrange fire safety training for staff and promote safety practices.
• Ensure proper use and care of maintenance vehicles.
• Promote positive relations with patients, families, and guests using tactful communication.
• Adhere to workplace behavior, dress code, and maintenance protocols.

Qualifications:

• At least three years of maintenance facility experience.
• Effective communication skills in English.
• Ability to identify problems and implement solutions promptly.
• Understanding of physical plant maintenance requirements.
• Knowledge of relevant regulations and guidelines.
• Experience in long-term care settings and in estimating repair costs.

Physical Requirements: Ability to perform movements such as pushing, pulling, lifting up to 150 pounds with or without accommodations.

Work Schedule: As assigned, including weekends, holidays, evenings, and on-call 24 hours.

Work Environment: Maintenance setting.
