Job summary

CWS Apartment Homes is seeking a Maintenance Director to lead the maintenance team across our apartment communities. You will manage work orders, coordinate preventative maintenance, and ensure high resident satisfaction while controlling expenses and safety compliance.

The role requires leadership, hands-on maintenance knowledge, and strong communication with residents, vendors, and leadership. On-site work across properties is expected with on-call responsibilities.

Qualifications

• High school diploma or GED required.
• Yardi software experience preferred.
• Microsoft Office and Outlook software experience required.
• EPA, HVAC I & II, CPO and local certifications required.
• Minimum 2–4 years previous full-time apartment maintenance experience.
• Possess a valid driver’s license and current automobile insurance.
• Own a basic set of hand tools.
• Able to read service requests and communicate with team members, residents, and vendors in English.

Position may involve exposure to outdoor weather conditions, maintenance shops, construction areas, mechanical equipment, noise, dust, chemicals, and other conditions associated with maintenance operations.Physical Requirements:Requires frequent walking of apartment communities, including climbing stairs and accessing maintenance, mechanical, and outdoor areas. Position involves standing, bending, reaching, and occasional lifting of equipment or materials up to 50 pounds.
