Job summary

CWS Apartment Homes seeks a Maintenance Director to lead a maintenance team across our communities in Austin. You will manage day-to-day operations, ensure safety, quality, and resident satisfaction, and actively participate in preventative maintenance.

The ideal candidate should have strong leadership, cost awareness, and hands-on experience with electricity, plumbing, HVAC, and carpentry. Yardi and MS Office experience preferred. This role is on-site and requires travel between communities.

Qualifications

• High school diploma or GED (required).
• Yardi software experience (preferred).
• Microsoft Office and Outlook experience (required).
• EPA, HVAC I & II, CPO and local certifications (required).
• 2–4 years of apartment maintenance or related skilled trade experience (required).
• Valid driver’s license and insurance (required).
• Own a basic set of hand tools (required).
• English reading/writing to communicate service requests and with team.

What You Bring To Us

• High school diploma or GED (required)
• Yardi software experience (preferred)
• Microsoft Office and Outlook software experience (required)
• EPA, HVAC I & II, CPO and local certifications (required)
• Minimum 2- 4 years previous full-time work experience in apartment maintenance, or a trade that requires extensive knowledge of electricity, plumbing, carpentry, painting, and HVAC (required)
• Possess a valid driver’s license and current automobile insurance (required)
• Own a basic set of hand tools (required)
• Able to read service requests, schedules, and regularly converse with team members, residents, and vendors in English
• Basic computer skills
• Able to adhere to company policies, procedures, and practices
• Able to establish and maintain effective working relationships
• Able to maintain a professional and ethical atmosphere
• Possess supervisory/managerial skills
• Able to perform work responsibilities at locations other than “home” property
• Able to travel within major metropolitan areas and may be required to attend company functions in other cities
• Able to respond to emergency calls outside of normal business hours while setting the expectations for on-call rotations with team

Work Environment

Work is performed in both office and field environments within residential apartment communities. Position may involve exposure to outdoor weather conditions, maintenance shops, construction areas, mechanical equipment, noise, dust, chemicals, and other conditions associated with maintenance operations.

Physical Requirements

Requires frequent walking of apartment communities, including climbing stairs and accessing maintenance, mechanical, and outdoor areas. Position involves standing, bending, reaching, and occasional lifting of equipment or materials up to 50 pounds. Must be able to inspect property conditions, operate office and maintenance-related equipment, and respond to emergency situations as needed.
